JOB SUMMARY:
This position serves as the single point of contact for all real estate development projects for both internal and external customers. The position is responsible for managing all real estate development construction projects (currently five ongoing) for LakeTown, LLC. Duties include the coordination of all real estate development initiatives and implementation, as well as the management of all external real estate development contracts. The Project Manager must also ensure proper billing and payments on all development contracts.
This position manages all marketing and branding activities involved with LakeTown. These activities include managing external marketing agencies, content creation and review of all marketing materials. The Project Manager also manages the creation, development and execution of strategic land use plans to fully leverage the value of land holdings for the Company. The position must work closely with internal stakeholders to evaluate strategic land sales, leases and purchases. This position is the main point of contact for all strategic land development planning initiatives for all Non-Utility land holdings.
This position must work closely with external council to guide the creation of all legal governing documents for each development, including Covenants, Conditions and Restrictions, Articles of Incorporation, Bylaws, LLC formation documents, and Homeowners' Association governing documents. This position must work closely with Finance to develop Pro Formas for all development projects and is responsible for drafting business justifications and obtaining executive approval for all development initiatives.
The Project Manager must manage all Home Owner Association activities for all LakeTown Developments (currently five), as well as all Architectural Review Committees (currently five). The Project Manager is also responsible for the development and creation of Design Guidelines that govern all architectural standards for each development . This position is responsible for identifying qualified architects, land planners, brokers and consultants, working with Supply Chain to manage all RFPs for engaging same.
JOB REQUIREMENTS: (Education, Experience, Knowledge, Skills )
Education:
BS degree
Certified Commercial Investment Member (CCIM) designation preferred
Experience:
15 years relevant real estate sales, leasing and development experience
Brokerage License highly preferred
In-depth knowledge of commercial and residential real estate laws and practices, contracts, development methods and standards
Ability to think strategically, be innovative, and implement tactically, while making timely decisions
Proven effectiveness in cultivating strong working relationships with key customers, partners, and peers
An established network of contractors, architects and consultants to facilitate real estate developments and transactions
In-depth understanding of financial analysis, project level budgeting, and market analysis
Ability to project and manage complex capital budgets, communicating and quantifying variances
Understanding of company legal entities, land classification, and accounting practices associated with real estate transactions
MAJOR JOB RESPONSIBILITIES:
Provide oversight and management of annual capital budget for the construction of development projects.
Effectively assess and evaluate complex land related issues and implement solutions that mitigate risk and optimize stakeholder benefits. This includes analyzation of market, land, and financial conditions, strategic acquisitions and potential development opportunities.
Manage all real estate development projects. This currently includes five development projects actively listed and two in various stages of planning and construction.
Manage all Home Owner Association activities for all LakeTown developments (currently five), as well as all Architectural Review Committees (currently five).
Manage strategic growth plan for LakeTown, LLC and other APC Non-Utility assets, including managing all marketing and branding activities, strategic land planning, implementation, and execution.
Manage, from start to finish, the land development process and operational aspects post-development, evaluating financial implications and ensuring legal compliance and risk mitigation.
