Real Estate Specialist
Description
The Real Estate Specialist Position supports Corporate Real Estate's efforts to acquire legally defendable land and land rights for Alabama Power Company. The primary job duties will include negotiating with landowners to acquire land rights necessary to facilitate the construction, operation and maintenance of the company's system and its facilities. This position will have significant interaction with internal and external customers.
Major Job Responsibilities Include
The primary responsibility for this role is to acquire right of way for distribution facilities and provide support to transmission acquisition and fee land by way of the following:
Maintain excellent communication with colleagues and customers
Establish relationships with distribution engineers
Establish relationships with probate office personnel
Be customer service focused
Perform title searches and title curative work
Manage multiple projects with minimal supervision
Manage workload via information management software
Interpret engineering drawings and/or survey drawings; and write legal descriptions
Perform field checks for each request received from engineer
Consistently maintain attention to detail while performing job responsibilities
Effectively negotiate with landowners
Support storm restoration efforts as assigned

Education & Experience
High School diploma, required
Bachelor's degree strongly preferred. Relevant work experience will be considered.

Ability to read and understand engineering sketches, property documents, legal descriptions and drawings
Knowledge and understanding of land, land rights, and land transactions
Ability to perform title research
Knowledge and understanding of company's core business
Possess the ability to correctly locate and retrieve the necessary documentation in a county courthouse to determine legal property ownership (title research) and/or use internet tools to do the same when available
Possess the ability to efficiently and accurately input project data into a records management system.
Demonstrated experience in Microsoft Office Applications to manage and be adept at formatting documents, editing content, and organizing data in a professional manner.
