This Site Development Manager is based in Concord, CA at our West Region HQ and will play a key role leading and supporting leasing for venues, to include, terms, costs, negotiations, etc. Contributes by ensuring the consistent high quality and timeliness of delivery of operational and project-based development activities. Is the central point of contact and responsibility for planning, coordinating, resourcing, presenting, executing, and controlling leasing initiatives. Ensures consistency in processes, reporting, forecasting, data integrity, siting solutions, and vendor qualification.

Resource Management: Develops, recommends, and/or implements critical initiatives associated with improving practices; leads establishment and development of policies; establishes schedules, collaborates with market, regional, and national partners.
Program Projections: Builds milestone breakdown structures, develops reporting and updates teams on risks or data integrity concerns. Documents, acquires approval for, and supervises any process changes in program. Produces reporting, notifications and communicates regarding program status to respective internal and external partners.
Project Status: Attends Management and Development project team meetings as the need arises, keeping project teams up to date on current and future projects. Conducts program reviews with partners and performs ongoing assessments on progression.

Expert Excel skills coupled with proficiency in MS Project and PowerPoint.

General knowledge of accounting practices including budgeting, invoicing, purchase orders, and accounts payable.
Proven track record identifying project impacting issues, able to work with more senior members of the Project Management team to develop and implement solutions.
Ability to interpret vendor contracts, master agreements, cell site leases with any/all existing or potential landlords (e.g. public agencies, private corporations, private citizens and non-profit agencies).
Strong understanding of pre-construction milestones and experience handling Business Requirements, Project Plans, Project Schedules and associated project materials.
Specific expertise in the areas of DAS, D-RAN, O-DAS site construction, logistics, real estate acquisition, zoning, site compliance.
Familiarity with environmental reports and government approvals
Solid understanding of all aspects of leasing, zoning, and regulatory compliance related to real estate development and wireless network operations, including knowledge of lease terms or contracts and understanding of legal proceedings.
