About the role
Operates, inspects, and maintains mechanical and electrical equipment for commercial HVAC systems in assigned facilities to achieve most efficient results. Assures that equipment is being maintained in a safe manner. Minimizes down time through proactive performance testing and scheduled maintenance.
What you'll do
Follows all applicable codes, regulations, governmental agency, and Company directives related to building operations and work safety.
Maintains, operates, and repairs HVAC systems and associated equipment, electrical distribution equipment, plumbing systems, building interior/exterior repair, and related grounds as it pertains to assigned building(s).
Inspects building HVAC and plumbing systems to ensure operation of equipment is within design capabilities and achieves environmental conditions prescribed by client.
Performs assigned repairs, emergency, and preventive maintenance. Complete maintenance and repair records as needed.
Responds quickly to emergency situations, summoning additional assistance as needed.
Reviews historical maintenance records to develop proactive inspection, testing and preventive maintenance schedule.
Operates company vehicle in a safe manner and follows prescribed routines to service locations in a timely manner.

What you'll need

What you'll do
Responds to client inquires and concerns. Ensures timely and quality service delivery to clients. Follows up with clients to ensure customer happiness.
Creates work orders and assigns work orders to multiple technicians, subcontractors and vendors. Communicates work orders to technicians and assists management in resolving problems.
Provides reports on open and closed work orders and checks status with the appropriate technician or vendor.

Creates vendor files and checks accuracy on completed paperwork submitted by vendors.
Trains vendors on work order and billing procedures. Processes invoices and ensures proper cost center coding.

JOB SUMMARY
Develops business and negotiates the selling, leasing, and marketing of commercial real estate properties for clients. Honorary Titles of Senior Associate, Vice President, First Vice President, Senior Vice President, Executive Vice President and Vice Chairman are awarded based on production.
ESSENTIAL DUTIES AND RESPONSIBILITIES
Secures new and expanded business opportunities through prospecting, networking, relationship building, and selling additional CBRE services to current client base.
Provides tenants and landlords with pertinent information on leasing availability, current market conditions, and property values.
Accompanies prospective clients to property sites to discuss property features, leasing rates, and terms.
Compiles property data for clients, such as tenant surveys, summary reports, maps, status updates, and presentations for listing or tenant representative assignments.
Prepares Request for Proposals (RFP) and reviews RFP responses. Analyzes data and prepares real estate reports on average asking rents, tenants in the market, historical data, and market comparisons.
Gathers and coordinates materials necessary for transactions such as listing agreements, commission agreements, leases, and sales agreements.
Prepares offers, term sheets, and lease amendments.
Assists attorneys in preparing real estate contracts such as deeds, leases, and mortgages. Participates in contract negotiations and due diligence.
Maintains current knowledge of market conditions, property values, and legislation that may affect the real estate industry.
Drafts correspondence to existing and prospective clients. Gathers, prepares, and distributes marketing materials.
Engages in local business community and charitable events, as well as industry and professional associations for the purpose of creating new contacts and generating new business.
Maintains accurate and up-to-date information in company databases.

About the Role:
As a CBRE Program Consultant, you will be responsible for program management services within an assigned market or client account to achieve the company's strategic business objectives.

JOB SUMMARY
Develops solutions based on identified and qualified opportunities brought forth by business development executives, account executives, partners, referrals, etc.
ESSENTIAL DUTIES AND RESPONSIBILITIES

About the role

What you'll do
Act as Space Management delivery main POC for all Moves/Adds/Changes for assigned San Jose Campus in a Technology Company's Real Estate Portfolio.
Execute the delivery of relocation and migration projects within the portfolio working closely with the Space and Occupancy Management Teams.
Ensure client satisfaction throughout the move project.
Ensure all move management tasks are completed and match the documented process.
Maintain awareness and adherence to move management budget and schedule.
Ensure data accuracy within space technology for the campus.
Receive and process move requests from the client.
Develop and execute move project plan and budget in collaboration with internal and external vendors and partners.
Provide a single point of contact for all move management activities.
Participate in planning meetings by the client, occupancy planning, and any other key stakeholders.
Establish move project goals and objectives.
Initiate and run meetings to review move schedules and tasks with key stakeholders and move vendors.
Collaborate with supporting vendors and manage move labor for minor and major projects.
Evaluate vendors to ensure compliance with the standards or performance.
Ensure that all move project tasks are completed and documented per the move process document.
Study post-move surveys and project costs to determine areas for improvement within the process.
Lead quarterly audits to ensure the occupancy and floorscope are accurate and up to date.
