A Day in the Life of a Service Technician II (Maintenance Technician II):
As a Liberty Military Housing Service Technician II, you will perform general and specialized maintenance and repairs in a multi-family residential community. You will operate building systems and related equipment and tools to complete tasks to Liberty Military Housing's quality standards. Your role requires the ability to effectively communicate, perform quality work in a safe manner and deliver on our mission of providing exemplary service in accordance with Liberty Military Housing's quality customer satisfaction standards.
Your Responsibilities include, but not limited to:
Troubleshoot and perform routine maintenance, installation and repairs on a variety of building systems and appliances, including, plumbing, HVAC, painting, carpentry, appliance repair and electrical.
Apply proficient skills in two or more of the following trades: electrical, carpentry, plumbing, HVAC, painting, appliance repair, etc.; to ensure quality maintained homes and community.
Perform installations, service repairs, and preventative maintenance tasks, in homes, common areas, grounds and community.
Complete resident-requested repairs and services within the required time frame (24 hours).
Complete all assigned maintenance work on vacant homes within LMH standards.
Perform On-call service requests and emergency calls.
Participate in routine inspections (including QC, move in, preventative maintenance, machinery, appliance, etc.).
Perform general maintenance and cleaning of common areas, maintenance shop, trash removal, and snow removal (if applicable).
Maintain and update all assigned service requests using Yardi Mobile until assignment is completed and closed.
Report any maintenance concerns for repairs on homes, community and/or common areas to supervisor.
Demonstrate the appropriate and safe use of standard hand and power tools, equipment and machinery.
Participate in and attends various department or regional meetings, resident or community events, seminars, and other work-related events.
Comply with all OSHA safety regulations, local applicable laws regarding health, safety or environment and LMH Standard Operating Procedures and Policies.
Understand and follow safe work practices for all trades, including but not limited to: Lockout Tag-out, Confined Space Entry, use of hazardous chemicals, use of Personal Protective Equipment, Ladder Safety, and working from Elevated Surfaces.
What You Need for Success:
Two or more years' related experience required.
Intermediate level understanding and experience in the following basic trades: electrical, carpentry, plumbing, HVAC, painting, carpet care, appliance repair.
Certifications preferred HVAC and EPA.
Communication and effective interaction with co-workers, managers, vendors or residents; sufficient to exchange or convey information and to give and receive work direction.
Advanced skills regarding the operation of small hand and electrical tools, basic electrical, carpentry, painting and small machinery repair.
Extensive knowledge of appliances.
Basic computer skills (able to operate mobile device, PC).
Ability to operate a motor vehicle (valid license required); May require use of personal or company vehicle, or electrical cart.
Must be available for regular on-call work assignments/emergency calls, work scheduled off-hours and emergency overtime as required.
Must be able to arrive at the property for service requests within 60 minutes.
Ability to travel to other regional locations for work, training, meetings and other work-related activities.
Ability to meet the following physical requirements: Independently lift/carry supplies or equipment up to 65 lbs; frequent reaching, stooping, bending and kneeling; extensive walking and standing, ability to climb up and down stairs/ ladders.
Work involves considerable exposure to unusual elements, such as extreme temperatures, dirt, dust, fumes, chemicals, smoke, unpleasant odors, and/or loud noises. Must be willing to work in both indoor and outdoor environments, in all weather conditions, and potentially hazardous conditions.
Ability to safely and successfully perform the essential job functions consistent with ADA, FMLA and other federal, state and local standards, including meeting qualitative and/or quantitative productivity standards.

A Day in the Life of a Service Technician II (Maintenance Technician II):
As a Liberty Military Housing Service Technician II, you will perform general and specialized maintenance and repairs in a multi-family residential community. You will operate building systems and related equipment and tools to complete tasks to Liberty Military Housing's quality standards. Your role requires the ability to effectively communicate, perform quality work in a safe manner and deliver on our mission of providing exemplary service in accordance with Liberty Military Housing's quality customer satisfaction standards.
Your Responsibilities include, but not limited to:
Troubleshoot and perform routine maintenance, installation and repairs on a variety of building systems and appliances, including, plumbing, HVAC, painting, carpentry, appliance repair and electrical.
Apply proficient skills in two or more of the following trades: electrical, carpentry, plumbing, HVAC, painting, appliance repair, etc.; to ensure quality maintained homes and community.
Perform installations, service repairs, and preventative maintenance tasks, in homes, common areas, grounds and community.
Complete resident-requested repairs and services within the required time frame (24 hours).
Complete all assigned maintenance work on vacant homes within LMH standards.
Perform On-call service requests and emergency calls.
Participate in routine inspections (including QC, move in, preventative maintenance, machinery, appliance, etc.).
Perform general maintenance and cleaning of common areas, maintenance shop, trash removal, and snow removal (if applicable).
Maintain and update all assigned service requests using Yardi Mobile until assignment is completed and closed.
Report any maintenance concerns for repairs on homes, community and/or common areas to supervisor.
Demonstrate the appropriate and safe use of standard hand and power tools, equipment and machinery.

Comply with all OSHA safety regulations, local applicable laws regarding health, safety or environment and LMH Standard Operating Procedures and Policies.
Understand and follow safe work practices for all trades, including but not limited to: Lockout Tag-out, Confined Space Entry, use of hazardous chemicals, use of Personal Protective Equipment, Ladder Safety, and working from Elevated Surfaces.
What You Need for Success:
Two or more years' related experience required.
Intermediate level understanding and experience in the following basic trades: electrical, carpentry, plumbing, HVAC, painting, carpet care, appliance repair.
Certifications preferred HVAC and EPA.
Communication and effective interaction with co-workers, managers, vendors or residents; sufficient to exchange or convey information and to give and receive work direction.
Advanced skills regarding the operation of small hand and electrical tools, basic electrical, carpentry, painting and small machinery repair.
Extensive knowledge of appliances.
Basic computer skills (able to operate mobile device, PC).
Ability to operate a motor vehicle (valid license required).
Must be available for regular on-call work assignments/emergency calls, work scheduled off-hours and emergency overtime as required.

A Day in the Life of a Leasing Coordinator:
As a Liberty Military Housing Leasing Coordinator, you will be responsible for assisting with the team's sales goals. You will use our customer management program to consistently follow up with prospective residents, reach out to new applicants, assist customers through different methods of communication, run and produce reports for site and regional managers, design marketing flyers, audit lease paperwork, and update our website.
Your Responsibilities include, but not limited to:
Assist prospective residents with information regarding the housing process.
Answer telephone, return missed calls, check voicemail, prospect follow up.
Ensures all lease paperwork is completed and entered into Yardi, audit leases.
Responding to and managing resident complaints and/or service issues and coordinate with appropriate staff to address and resolve resident concerns.
Compile multiple daily/weekly/monthly reports.
Provide written and verbal communication to team, prospects, and residents.
Manage the lifecycle of residents and run report to audit program within LeaseHawk.
Contact all new applicants.
Create marketing flyers through LeaseLabs program.

What You Need for Success:

A Day in the Life of a Customer Service Representative:
As a Customer Service Representative, you will be responsible for providing customer service to all prospective and current residents within a multi-family residential community. Your role includes answering phones as well as taking and following up on service requests of our residents. Your role is instrumental in the resident move-in process, which includes showing new homes, completing new leases and ensuring residents needs are met. Your role requires effective customer service skills and the ability to work efficiently and effectively and deliver on our mission of providing exemplary service in accordance with Liberty Military Housing's quality customer satisfaction standards.
Your Responsibilities include, but not limited to:
Assists prospective residents with information regarding their lease, the community, and the move-in process.
Prepares lease documents for residents as part of the move-in process (pets, allotments, etc.).
Ensures all lease paperwork is completed and entered into the system.
Responsible for responding to and managing resident complaints and/or service issues and may coordinate with appropriate staff to address and resolve resident concerns.
Supports residents during the move-out process, which may include notice to vacate and resident transfers.
Manages resident lease process including finalizing leases with the residents and providing information regarding the community and resident services.
May perform post-turn unit inspections and complete move-in inventory inspections with new residents.
Follow-up with residents who have requested work-order/services or expressed issues/concerns with the community.
Responsible for lease renewal notification and timely resident notice to renew or vacate.
Works in conjunction with maintenance team to ensure service requests are assigned and scheduled appropriately and completed in a timely manner.

A Day in the Life of a Porter/Groundskeeper:
As a Liberty Military Housing Porter/Groundskeeper, you will perform routine cleaning and upkeep of grounds, buildings, amenities, and the surrounding areas in a multi-family residential community. Operates tools, machinery, and other equipment to complete tasks in an efficient manner. Your role requires the ability to effectively communicate, perform quality work in a safe manner, and deliver on our mission of providing exemplary service in accordance with Liberty Military Housing's quality customer satisfaction standards.
Your Responsibilities include, but not limited to:
Performs routine cleaning and maintenance of grounds, amenities, building exteriors district office, pool, recreation areas, parking lots and other areas surrounding the community.
Removes trash from grounds, office areas, homes, and the surrounding community perimeter on a daily basis.
Details interior and exterior areas on a regular basis, using general cleaning tools and equipment (i.e. broom, mop, vacuum, rake or blower to keep entry areas, sidewalks, streets and walking areas clean of debris, dust, leaves and brush).
May help with snow shovelling (where applicable) of sidewalks and other main entry areas.
Assists in the preparation of make ready units including removal of trash from vacant homes (trash outs), touch up paint, and general cleaning prior to make-ready.
Assists with various physical tasks as directed; carrying and removal of abandoned furniture, tools, appliances, and other equipment.
Assists with repairs, replacement and installation of window and door screens, lightbulb and other fixtures.
Helps clean and maintain storage and shop areas.
Assists Service Technicians when needed.
May perform minor interior and exterior touch up painting/caulking.
Cleans air conditioning vents, replaces air filters, and smoke detectors.
Performs any additional routine cleaning/maintenance on property as requested, as needed, or as directed.

A Day in the Life of a Benefits & Leave Administrator:
As the Liberty Military Housing Benefits Administrator, you will be responsible for supporting the day-to-day operations of group benefits programs (group health, dental, vision, short-term and long-term disability, worker's compensation, life insurance, leave of absence, flexible spending plan), for approximately 1400 employees nation-wide.
Your Responsibilities include, but not limited to:
Manage ongoing new hire enrollments and determine employee eligibility.
Design, recommend and implement new benefits programs. Examine possible plan designs and benefits cost changes.
Work with brokers, vendors, and administrators for best plans, options, and rates.
Manage ACA compliance end of year 1095-C's.
Provide customer service support to internal and external customers. Develop communication tools to enhance understanding of the company's benefits package.
Design and distribute materials for benefits orientation, open enrollment and summary plan descriptions. Provide training and support to Regional Benefit Coordinators and other regional and national staff members.
Manage annual open enrollment in conjunction with benefits broker.
Process monthly insurance invoices.
Document and maintain administrative procedures for assigned benefits processes.
Ensure compliance with applicable government regulations. Ensure timeliness and accuracy of required reporting and fees.
Coordinate daily benefits processing. Handle enrollments, COBRA, terminations, changes, beneficiaries, disability, accident and death claims, rollovers, distributions, and compliance testing.
Oversee maintenance of employee benefits files, maintain group benefits database and update employee payroll records.
Assist with the processing of monthly billings and the preparation of vouchers for payment of administrative fees for all group plans.

Analyze current benefits, evaluating the use, services, coverage, effectiveness, cost, plan experience and competitive trends in benefits programs, and identify the company's stance.
Assist with plan audits; Prepare, collect and organize data for actuarial assessments. Review data in conjunction with actuarial evaluation task forces.
Coordinate all QLE (Qualifying Live Events) and supporting documentation including overage dependents in compliance with plan provisions.
Promote wellness programs and initiatives to the workforce.
Uses various means to collect data and report data to other departments within the company.
Creates and maintains information systems and databases.
Leave Management:
Coordinate leaves of absence and process claims or requests (FMLA/CFRA, ADA, workers' compensation etc.).
Approve requests for FMLA and prepare written responses; maintain the FMLA file in accordance with Federal and State laws.
Obtain medical certifications and re-certifications in a timely manner.
Track FMLA time used on a rolling calendar year and coordinate the use of leave time with the payroll process.
Work with requests for ADA accommodations.
Ensure proper handling of benefit plans during leaves of absence and employee premium repayments while creating and maintaining proper reimbursement procedures.
Interface with the Payroll & Finance on repayments of premiums and track accordingly.
Work with regional management staff to determine return to work and engage in the interactive process, if necessary.
What You Need for Success:
Computer proficiency and technical aptitude with the ability to use Microsoft products, including PowerPoint; experience with HRIS and payroll systems (Ceridian/Dayforce) a plus.
Project and team management/leadership skills and experience.
Proven ability to work effectively in a team environment with associates.
Effective planning and priority setting. Ability to manage several complex projects simultaneously while working under pressure to meet deadlines.
Strong analytical skills and a thorough knowledge of plan designs.
Knowledge of benefits contract language.

A Day in the Life of a Regional Maintenance Director:
As a Liberty Military Housing Regional Maintenance Director, you will be responsible for overseeing the maintenance operations, including projects and repairs for all communities within the region. Your role will be process oriented and will be responsible for ensuring the maintenance team is trained on policies and procedures, and confirming processes are maintained by all maintenance personnel. You will work in conjunction with Regional and District management to drive best practices and processes to ensure the portfolio's physical condition is well-maintained and meets Liberty Military Housing's quality standards in order to deliver on our mission of providing exemplary service.
Your Responsibilities include, but not limited to:
Overseeing maintenance projects and repairs, vendor selection, contract administration, and training.
Implement standard training policies and procedures for LMH Maintenance teams other staff as needed, including safety training, skills courses, and other on-going education and ensure standards are maintained.
Work with the Maintenance Supervisors at all properties to ensure work orders, vacant unit turns and all related concerns are addressed in an effective and timely manner.
Work closely with the Regional and District Managers, discussing maintenance issues, problems, and solutions concerning their property.

Ensure safety inspections of each property are regularly performed, while ensuring hazards or unsafe practices/ situations are addressed and corrected in a timely manner.
Participates in various regional, asset management, and departmental meetings, seminars, functions and community events.
Work with site teams to ensure adherence to property maintenance budgets.
May participate in decision-making and/or recommendations regarding employee performance reviews, promotions, hiring and termination of employment.
Create/implement a preventive maintenance program at all districts to reduce costs.
Evaluate and give direction during maintenance emergency situations at the property level. Communicate situation and solutions to property management and asset management teams to ensure prompt resolution.
Assist in due diligence of new property acquisitions to determine maintenance requirements.
Must adhere to all company safety policies and ensure that all employees work in a safe and secure environment.
Must comply with all OSHA safety regulations, federal, state and local applicable laws regarding health, safety or environment, including LMH's standard operating procedures and policies.
What You Need for Success:
Minimum 5 years maintenance supervisor experience required, property management experience preferred.
Bachelor's degree preferred but not required.
Certifications in HVAC, CPO, OSHA preferred.
Strong communication ability, both verbally and in writing. Ability to write reports, business correspondence, and procedures. Ability to effectively present information and respond to questions from supervisors, peers, vendors, and government agencies.
Knowledgeable of laws pertaining to property management, (Fair Housing, OSHA, State, Local, etc.).
Open to travel locally and nationally.
Proven ability to supervise and lead a large team.

A Day in the Life of a Financial Analyst:
As the Liberty Military Housing Financial Analyst, you will be responsible for monthly and quarterly financial reviews, Flash reporting, PO and IR reporting, and ad hoc analysis for Liberty Military Housing. This role requires attention to detail and excellent data analysis skills while working effectively with interrelated groups, including Accounting, Construction, Asset Management, Risk Manager, and Property Management.
Your Responsibilities include, but not limited to:
Prepare monthly Financial Review files for assigned LMH Districts
Support Finance leadership with writing monthly and annual variance explanations
Lead Monthly and Quarterly Financial review with accounting and operations team
Assist leadership with preparing annual operation budgets for LMH
Prepare weekly analysis of operational metrics, including aging PO's and IR's, work orders, and turns
Prepare monthly Flash Report files for all LMH Navy and Marine Corps PPV's
Prepare quarterly reporting for all PPV's including quarterly Executive Home Reports
Developing process documentation for a variety of Finance and Operation procedures

What You Need for Success:

A Day in the Life of a Customer Service Representative:
As a Customer Service Representative, you will be responsible for providing customer service to all prospective and current residents within a multi-family residential community. Your role includes answering phones as well as taking and following up on service requests of our residents. Your role is instrumental in the resident move-in process, which includes showing new homes, completing new leases and ensuring residents needs are met. Your role requires effective customer service skills and the ability to work efficiently and effectively and deliver on our mission of providing exemplary service in accordance with Liberty Military Housing's quality customer satisfaction standards.
Your Responsibilities include, but not limited to:
Assists prospective residents with information regarding their lease, the community, and the move-in process.
Prepares lease documents for residents as part of the move-in process (pets, allotments, etc.).
Ensures all lease paperwork is completed and entered into the system.
Responsible for responding to and managing resident complaints and/or service issues and may coordinate with appropriate staff to address and resolve resident concerns.
Supports residents during the move-out process, which may include notice to vacate and resident transfers.

A Day in the Life of a Porter/Groundskeeper:
As a Liberty Military Housing Porter/Groundskeeper, you will perform routine cleaning and upkeep of grounds, buildings, amenities, and the surrounding areas in a multi-family residential community. Operates tools, machinery, and other equipment to complete tasks in an efficient manner. Your role requires the ability to effectively communicate, perform quality work in a safe manner, and deliver on our mission of providing exemplary service in accordance with Liberty Military Housing's quality customer satisfaction standards.
Your Responsibilities include, but not limited to:
Performs routine cleaning and maintenance of grounds, amenities, building exteriors district office, pool, recreation areas, parking lots and other areas surrounding the community.
Removes trash from grounds, office areas, homes, and the surrounding community perimeter on a daily basis.
Details interior and exterior areas on a regular basis, using general cleaning tools and equipment (i.e. broom, mop, vacuum, rake or blower to keep entry areas, sidewalks, streets and walking areas clean of debris, dust, leaves and brush).
May help with snow shovelling (where applicable) of sidewalks and other main entry areas.
Assists in the preparation of make ready units including removal of trash from vacant homes (trash outs), touch up paint, and general cleaning prior to make-ready.
Assists with various physical tasks as directed; carrying and removal of abandoned furniture, tools, appliances, and other equipment.
