A Day in the Life of a Seasonal Porter/Groundkeeper:
As the Liberty Military Housing Seasonal Porter/Groundkeeper, you will perform routine cleaning and upkeep of grounds, buildings, amenities and surrounding areas in a multifamily residential community. You will Operate tools, machinery and other equipment to complete tasks in an efficient manner. You will need to effectively communicate, perform quality work in a safe manner and deliver on our mission of providing exemplary service in accordance with Liberty Military Housing's quality customer satisfaction standards.
Perform routine cleaning and maintenance of grounds, amenities, building exteriors district office, pool and recreation areas, parking lots and other areas surrounding the community.
Remove trash from grounds, office areas, homes and surrounding community perimeter on a daily basis.
Details interior and exterior areas on a regular basis using general cleaning tools and equipment (i.e. broom, mop, vacuum, rake or blower to keep entry areas, sidewalks, streets and walking areas clean of debris, dust, leaves and brush).
May help with snow shoveling (where applicable) of sidewalks and other main entry
Assist in the preparation of make ready units including removal of trash from vacant homes (trash outs), touch up paint, and general cleaning prior to make-ready.
Assist with various physical tasks as directed; carrying and removal of abandoned furniture, tools, appliances, and other equipment.
Assist with repairs, replacement and installation of window and door screens, lightbulb and other
Helps clean and maintain storage and shop
Assist maintenance technicians when
May perform minor interior and exterior touch up painting/caulking.
Cleans air conditioning vents, replaces air filters, and smoke
Performs any additional routine cleaning / maintenance on property as requested as needed or
Report any maintenance concerns for repairs on homes, community and/or common areas to
Demonstrates the appropriate and safe use of standard hand and power tools, equipment and
Participate in and attends various department or regional meetings, resident or community events, seminars, and other work-related events.
Compile with all OSHA safety regulations, local applicable laws regarding health, safety or environment and LMH Standard Operating Procedures and Policies.
Understand and follows safe work practices for all trades, including but not limited to: Lockout Tag-out, Confined Space Entry, use of hazardous chemicals, use of Personal Protective Equipment, Ladder Safety, and working from Elevated Surfaces. Performs any additional routine maintenance on property as requested by supervisor

A Day in the Life of a Office Support Representative
As the Liberty Military Housing Office Support Representative, you will be answering phones and taking messages. You be responsible of administrative tasks including filing, shredding, organizing, and creating move in packets and gifts are a few examples of duties essential in this role. You need an effective customer service skill and the ability to work efficiently and effectively and deliver on our mission of providing exemplary service in accordance with Liberty Military Housing's quality customer satisfaction standards.
Administrative tasks including filing, shredding, organizing, and creating move in packets and gifts
Performs various administrative and computer tasks, email communications, input of information/data into various software and information systems (Payscan, Yardi, and other company-related systems).
Composing and distributing of correspondence / notices (3 day, move out charges, renewals other important resident notices that pertain to maintenance services, etc.).
May participate in property walks / inspections (grounds, common areas, parking lots, community rooms, make-readies, quality control, etc.) to ensure community is well maintained according to LMH's quality standards.
Participate in and attend various department or regional meetings, resident or community events, seminars, and other work-related events.
Responsible for responding to and managing resident complaints and/or service issues and may coordinate with appropriate staff to address and resolve resident concerns.
Follow-up with residents who have requested work-order/services or expressed issues/concerns with the

A Day in the Life of a Seasonal Porter/Groundkeeper:
As the Liberty Military Housing Seasonal Porter/Groundkeeper, you will perform routine cleaning and upkeep of grounds, buildings, amenities and surrounding areas in a multifamily residential community. A Day in the Life of a Resident & Public Relations Director:
As the Liberty Military Housing Resident & Public Relations Director, you will oversee all resident communications and public relations for Liberty Military Housing (LMH) and be responsible for growing and maintaining the image of the LMH brand. Your role will ensure that all official company statements, press releases, external company notifications, etc., align with our corporate mission and core values and will identify local and national media opportunities, maintain existing media relations, and promote positive public awareness of LMH through enhanced external communication techniques and strategies. Through collaboration with national support, regional operations, residents, commands, government partner public affairs offices, and national and local news media outlets, your role will improve customer experience through consistent messaging. To be successful in your role, you will need a deep understanding of public relations and excellent written and verbal communication skills. Previous experience handling press conferences, military media relations, or experience at a public relations agency is preferred.

A Day in the Life of a Benefits Administrator:
As a Liberty Military Housing Benefits Administrator, you will be responsible for directing and planning the day-to-day operations of group benefits programs (group health, dental, vision, short-term and long-term disability, worker's compensation, life insurance, leave of absence, flexible spending plan, retirement plans, etc.) for approximately 1400 employees nation-wide. Your position provides excellent customer service and designs quality benefits plans. You will continue to investigate new benefits programs, improve existing programs, and monitors benefits administration. This position will be located in our corporate office in Huntington Beach, CA.
Your Responsibilities include, but not limited to:
Manage ongoing new hire enrollments and determine employee eligibility.
Responsible for the 401(k) plan including; plan administrator, day-to-day tasks, bi-weekly funding, audit and compliance testing.
Design, recommend and implement new benefits programs. Examine possible plan designs and benefits cost changes.
Negotiate with vendors and administrators for best plans, options and rates.

As a Liberty Military Housing Service Technician I, you will be responsible for performing routine maintenance and repairs in a multifamily residential community. You will operate building systems and related equipment and tools to complete tasks to Liberty Military Housing's quality standards and resident's satisfaction. Your role is responsible for the property's financial success, supervising the performance of on-site personnel and providing a quality living experience for our residents. You will be required to have full knowledge of property operations and be responsible for ensuring that all on-site personnel perform quality work in a safe manner and deliver on our mission of providing exemplary service in accordance with Liberty Military Housing's quality customer satisfaction standards.
Your Responsibilities include, but not limited to:
Leadership:
Manage, hire, schedule, and develop the on-site team, including office and maintenance personnel.
Evaluate the efficiency of staff and provide on-going training, coaching, counseling, and supportive leadership.
Ensure all employees comply with company policies and procedures, and complete required training (i.e. on-line, instructor-lead, etc.) in a timely manner.
Operational/Administrative:
Responsible for the community budget and achievement of operational, financial and occupancy goals which includes overseeing, reviewing and monitoring all district accounting and financial matters (Processing of A/P, A/R, delinquencies, process PAF's, budget approvals, collections, invoicing, etc.).
Provide constant vendor/contractor communications concerning scheduling, billing, vendor relations and certificates of insurance.
Oversee all Capital Expenditure projects for the community (i.e. approvals, letters, tracking, scheduling, and inspections).
Participate and oversee staff in outreach marketing activities (i.e. market surveys, shop competitors) on a regular basis to obtain prospective residents.
Conduct regular property walks/inspections (grounds, common areas, parking lots, maintenance shop, community rooms, make-readies, quality control, etc.) to ensure community is well maintained according to LMH's quality standards.
Ensure make-readies and other maintenance projects are completed accurately and timely by maintenance staff according to LMH's quality standards.
Contribute to a safe and secure environment, reporting potential safety hazards and adhering to all company safety policies, practices and regulations.
Comply with all federal, state and local applicable laws, including Fair Housing, OSHA safety regulations, local applicable laws regarding health, safety or environment, and LMH Standard Operating Procedures and Policies.
Resident Relations:
Ensure resident concerns and requests are responded to on a timely basis to ensure resident satisfaction.
Work in conjunction with district staff/community services team to develop and/or implement resident retention programs (i.e., resident functions, monthly newsletters, etc.).
Consistently ensure policies of the community are followed by residents and take appropriate/corrective action when necessary.
What A Property Manager Needs For Success:
Minimum of 5 years' experience in the property management industry (previous supervisory experience preferred).
Proven success demonstrating leadership, customer service, problem-solving, decision-making, multi-tasking, communication, and organizational skills.
Ability to encourage a positive and collaborative team environment.
Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM) preferred.
Fair Housing certification - must obtain Fair Housing certification within 2 weeks of employment.
Experience with and understanding of budgets and financial operations.
Effective communication and interaction with management team, military partners, subordinates, vendors or residents, sufficient to exchange or convey information and to give and receive work direction.

A Day in the Life of a Maintenance Supervisor III:
As a Liberty Military Housing Maintenance Supervisor III, you will be responsible for managing the maintenance operations for a multi-family military residential community. You will supervise and direct Service Technicians, Groundskeepers and Housekeeping personnel in the repair and maintenance of HVAC, electrical and mechanical systems, plumbing, cleaning and maintaining of grounds and common areas of the community. A Day in the Life of a Housekeeper:
As a Liberty Military Housing Housekeeper, you will perform routine cleaning of offices, amenities, and the surrounding areas in a multi-family residential community. You will operate tools, machinery, and other equipment to complete tasks in an efficient manner. Your Responsibilities include, but not limited to:
Perform routine cleaning including; amenities, building exteriors, district offices, recreation areas, vacant homes, restrooms, and other surrounding areas of the community.
Removes trash from grounds, office areas, homes, and the surrounding community perimeter on a daily basis.
Monitors and cleans restrooms, kitchen areas, and stocks items when needed.
Maintains floors by sweeping, scrubbing, mopping, waxing, and polishing as needed.

A Day in the Life of a Preventative Maintenance Technician I:
As a Liberty Military Housing Preventative Maintenance Technician I, you will perform general and preventative maintenance repairs in a multi-family residential community. You will operate building systems and related equipment and tools to complete tasks to Liberty Military Housing's quality standards. Your role will require your ability to effectively communicate, perform quality work in a safe manner and deliver on our mission of providing exemplary service in accordance with Liberty Military Housing's quality customer satisfaction standards.
Your Responsibilities include, but not limited to:
Typical responsibilities: replace A/C filter, replace screens, unclog drains, replace lamps; prepare and paint walls, ceilings and trim; Test function of all appliances, install doors and hardware.
With general guidance, performs preventative and routine maintenance repairs on a variety of building systems and appliances including electrical, plumbing, painting, appliance repair and HVAC, etc.
Applies basic skills in two or more of the following trades: electrical, carpentry, plumbing, HVAC, painting, carpet care, general appliance repair, etc. to ensure quality maintained homes and community.

A Day in the Life of an Events Coordinator:
As a Liberty Military Housing Events Coordinator, you will plan, create, coordinate and host events and programs for residents that build connections within their community, create memories for the family, and provide rewarding experiences and opportunities. Your position is responsible for effectively producing high quality and well planned events and managing all aspects of the event planning process. Your role requires strong organizational skills, self-starter with high energy, ability to travel to various locations within the region and deliver on our mission of providing exemplary service in accordance with Liberty Military Housing's customer satisfaction standards.
Your Responsibilities include, but not limited to:
Event Planning- develop and coordinate all phases of the event planning process (research, design, planning, coordination, and evaluation) with delivering quality and creative.
Event Management - ability to manage and execute multiple events simultaneously. This includes but not limited to timelines, production schedules, risk assessment, creative design, vendor/venue management, event team coordination, and logistics management.
Event Production Coordination - responsible for executing on and off site events including but not limited to event team coordination, event set-up, day of hosting, event and risk brief, managing logistics throughout the event, and event tear down.

A Day in the Life of a Porter/Groundskeeper:
As a Liberty Military Housing Porter/Groundskeeper, you will perform routine cleaning and upkeep of grounds, buildings, amenities, and the surrounding areas in a multi-family residential community. Operates tools, machinery, and other equipment to complete tasks in an efficient manner. A Day in the Life of a Service Technician III (Maintenance Technician III):
As a Liberty Military Housing Service Technician III, you will perform general and specialized maintenance and repairs in a multifamily residential community and operate building systems and related equipment and tools to complete tasks to Liberty Military Housing's quality standards. Your role may include -Lead- responsibilities which, on occasion includes supervising or training other maintenance staff members. Your Responsibilities include but not limited to:

A Day in the Life of a Maintenance Supervisor:
As a Liberty Military Housing Maintenance Supervisor, you will be responsible for managing the maintenance operations for a multi-family military residential community. You will supervise and direct Service Technicians, Groundskeepers and Housekeeping personnel in the repair and maintenance of HVAC, electrical and mechanical systems, plumbing, cleaning and maintaining of grounds and common areas of the community. In addition to supervising, you will perform general and specialized maintenance and repairs. You must be able to effectively lead and motivate others to perform quality work in a safe manner and deliver on our mission of providing exemplary service in accordance with Liberty Military Housing's quality customer satisfaction standards.
Your Responsibilities include, but not limited to:
Plan, schedule, and supervise the maintenance staff in the performance of their daily activities including: maintenance, installation and repairs, service requests, turns, cleaning of grounds and common areas.
Hire, train, and develop employees and ensure company policies, procedures and safety practices are applied.
Coordinate with vendors and contractors for installation, maintenance, and repair work.
Maintain the budget for department; ensure all projects and scheduling are within budgetary guidelines.
Prepare specifications for major planned projects, negotiate and/or solicit bids with contractors and vendors. Inspect the work of vendors for quality and conformance to specifications and cost requirements.
Purchase/order maintenance supplies, materials and appliances in an efficient and cost effective manner. Ensure inventory is appropriately stocked and maintained.
Ensure service requests, make-readies and other maintenance projects are completed accurately and timely according to LMH's quality standards.
Conduct regular safety inspections of the property, correct any unsafe practices or situations and ensure all maintenance staff is trained on safety practices including correct handling of chemicals, supplies and equipment.
