Summary

Primarily responsible for leases and portfolio strategy for a retail portfolio encompassing 400+ restaurant properties in the US. Must have the ability to examine, evaluate and summarize large quantities of information and work well under pressure, multi-task proficiently and prioritize work, tracking multiple projects and deadlines simultaneously. Responsible for developing strategy for the real estate portfolio including upcoming lease renewals, lease expirations, closures and other strategic priorities as needed. As well, leading property management support in partnership with facilities, operations & lease administration.

Key Responsibilities

  • Support in developing strategy for the portfolio including tracking and negotiating upcoming lease expirations, underperforming store analysis, and other strategic negotiations including managing outside firms of brokers.

  • Utilize financial tools to assist in negotiations & present financial data. Must be able to analyze & explain financial benefits for individual deals.

  • Work with FP&A and Accounting on financial impact of real estate strategy.

  • Support lease administration system including lease abstraction and management of critical dates

  • Work closely with Facilities, Operations & Legal in establishing and preserving positive relationships with Landlords by addressing complaints and resolving problems as the liaison with company's Real Estate, Development, Design, Construction, Facilities, Licensing, Operations, Legal, Tax and Accounting teams in the preparation and interpretation of legal documents as well as correspondence related to properties, such as default letters, routine lease violation notices, and billing disputes.

  • Primary point person for all property management questions disputes and resolution for portfolio.

  • Engages in negotiations with Landlord regarding matters such as signage, parking, security, closures, subleases etc. to ensure lease compliance and execute upon corporate initiatives.

Basic Qualifications

  • 5 years' experience in Commercial real estate, specifically retail property management, retail portfolio management or lease administration

  • Proficient in computer programs such as Word, Excel, and PowerPoint

  • Must have excellent interpersonal, analytical and organizational skills

  • Must be able to perform effectively with minimal supervision

  • Must be able to multi-task and have a results-oriented mentality

  • Must be extremely detailed and efficient

Preferred Qualifications

  • Experience with Lease Management software, Lucernex a plus

  • High degree of professionalism and integrity

  • Well organized, effective planner with the ability to effectively allocate time and work

  • Dependable and can be counted upon to meet deadlines and commitments

  • Strong communication skills with the ability to manage communications across multiple departments

  • A positive upbeat personality who believes in opportunities rather than obstacles

  • Self-starter with high degree of problem-solving skills

Physical Requirements

Travel work involves operating a motor vehicle within a specific region or route. Regularly and safely perform all functions of operating a motor vehicle, including prolonged sitting. Regularly operate a laptop and mobile phone. Communicate and exchange information with co-workers and other individuals in person or electronically. Occasionally positioning oneself (e.g., stand, walk, stoop, bend, twist, kneel, crouch, push, pull) to move or lift objects weighing up to 50 lbs.
