About This Opportunity Assigned a territory of approx. 1,000 locations and is the primary real estate contact for matters related to 7-Eleven owned or leased properties for both the Company (Operations, Legal, Facilities, etc.), our landlords, subtenants, and municipalities. This position supports 7-Eleven Operations and Network Planning in keeping the 7-Eleven network productive by addressing property-level issues. They protect and enforce the leasehold obligations and property rights/privileges of 7-Eleven's real estate holdings, including seeking remuneration. Responsibilities Maintain relationships with Field Operations and resolves and/or coordinate resolution of property-level operational or functional issues Manage site-level relationships with landlords on lease and property matters while directly connecting the internal or external resources required to reach a resolution Reviews leases for interpretive handling or enforcing compliance of stated provisions on both landlord and tenant, including issuing notices as appropriate. Negotiate resolution with 3rd parties where the lease is unclear Reviews lease clauses for maintenance and repair responsibilities, or tenant obligations of landlord notices under lease for property improvements, and for closing out trailing obligations of new leases such as collecting improvement or other allowances Negotiate directly with municipalities and engage third parties for Eminent Domain/Right of Way (ROW) proceedings which may include the activities of outside attorneys, consultants, and engineers Manages the activities of partner managers for 7-Eleven's portfolio of excess/closed stores and miscellaneous sources of rental income Resolve code issues and notices of violations Resolve or research various accounting issues under leases - rents, CAM, taxes Qualifications Education: Bachelors 4 year degree; equivalent commercial/retail property or facilities management experience or certifications (CPM) will be considered Experience: 3-5 years with commercial properties Fuel retailer experience is a plus! Excellent communication skills, both written and verbal MS Office proficiency, experience with relevant SAAS or web-based apps or software systems Strong working knowledge of commercial leases, lease provisions, other legal RE documents, and property owner/tenant rights and responsibilities Working understanding of real estate accounting and concepts Effectively manage large volumes of correspondence received through phone, mail, and e-mail Must be well-organized in a fast-paced environment with continuously changing priorities, can work with minimal or no supervision Be focused on store operations as the overriding corporate priority in serving internal customer's needs Travel Requirements: None, 0-5% Physical Demands: Sedentary work - can work at a computer for an extended period of time. #LI-KM1
