Dal-Tile and Mohawk Industries are currently seeking a Sr. Director Real Estate & Construction to join our team in Dallas. As the Sr. Director Real Estate & Construction, you will be a vital part of our company, managing annual budgets of more than $120M and leading a staff of 8 and an outsourced team of 10-15. We are looking for a result oriented, hardworking, and motivated self-starter who will offer strategic insight and put their stamp on this role. The ideal candidate will facilitate real estate portfolio transactions and policies and generate excellent results in construction projects that range from minor remodels to larger interior upfits and possibly ground-up development. This position primarily supports our North American portfolio in excess of 330 locations, however ad hoc international transactions and support also fall under the purview of this role.
Primary Objective
Develops and directs the real estate and construction strategies for the North American portfolio in alignment with business strategies and fiscal expectations. Oversees property acquisitions, dispositions, and negotiations (lease and purchase/sale), vendor contract solicitation, policy and legal reviews, administration of lease terms, capital improvement analysis and projects, and annual budgeting process.
Major Function and Scope
Establishes, monitors, and facilitates the real estate portfolio strategy and sets performance goals and metrics that are consistent with the company's operating and financial objectives.
Establishes, monitors, and facilitates our NA portfolio (+/- 12M SF) transaction policies and procedures and their execution including site selection and acquisition negotiations. Regular reporting on rental rates and business anomalies including potential EBIDTA impact, and legal terms and conditions and 842 accounting results.
Direct interface with senior management to determine the organizational needs and ensure the facility strategy is in alignment with the business strategy.
Plans, manages, directs, and effects all activities related to site selection, due diligence, property acquisition and disposition, and management of owned and leased properties, predominantly in North America.
Develops and maintains transaction and lease documents and oversees Facility Management for all Dal-Tile properties.
Develops and manages relationships with internal resources, business unit operations personnel and management.
Develops and manages relationships with external resources including service providers and vendors (brokers, legal counsel, architects, general contractors and other professional services).
Directs and oversees the activities of Real Estate Transaction Manager(s) and Real Estate Administrators as well as Construction Project Managers, which includes identification and evaluation of new facilities, related negotiations, and management of database, reports, lease payables and SOX compliance, construction budgets and value engineering.
Keeps informed as to current developments in real estate and construction markets and financing to determine the most cost-effective approach to operate.
Performs other management and analytical duties as required.
Experience and Knowledge Required
Bachelor's degree in business-related field (Real Estate or Finance) is required. Advanced degree in a related field, or JD is preferred. Knowledge of commercial real estate industry standard practices, and leasing and property management matters is required. Real Estate license not required but education/training preferred. Demonstrated understanding of all typical commercial lease provisions.
The best candidates will bring a strong network of warehouse playmakers and 8+ years of commercial real estate transaction experience with a major corporate real estate department or 10+ years as a lead player in an Integrated Services Platform Team for a National brokerage firm. Real estate appraisal or property valuation experience and knowledge is essential. Prior project management experience and a strong working knowledge of Risk, Space Planning, Logistics, Construction, architectural drawings, and legal matters related to leasehold ownership is required.
Competencies
Strong written and verbal communication skills, as well as board-level presentation skills mandatory. Negotiation and influencing skills required. Strong organizational and analytical skills and the ability to effectively work across a broad sales/operational organization must be demonstrated. Proficient in Excel and Word.
