The Fresh Market has an opening for an Architectural Design Project Manager to be based at our Corporate Office in Greensboro, North Carolina (099). This position contributes to the success of The Fresh Market by supporting the store development process in creating stores that reinforce the brand character and distinction in the marketplace. This role supports all phases of design from schematic up to construction documents on new stores, design development documents up to construction documents on remodels; conceptual estimating; project scope; REC document development; managing prototype documents; managing design architects, peer reviews, budgets, schedules and includes cross team/department support as required during construction documents progress, construction and post-occupancy evaluation. Throughout the projects, this position will require close collaboration with fellow team members to meet expectations for project budget, schedule, and operational requirements.
What You'll Do:
Pre-project approval: Contract and manage the A/E design consultants, to prepare conceptual plans for use in evaluating new sites, including diligence for zoning and building code requirements, coordination with the work letter requirements, prepare LOD's in conjunction with RE/LOI/Work Letter requirements and maintaining pace with work letter/LOI/LOD progress; prepare required documents for REC presentation and Lease Exhibits.
scope/estimating - Contract and manage estimating services in coordination with the Construction Project Manager, Purchasing, Design, etc. for budgetary purposes. Ability to provide value engineering to align project with budget, as necessary.
Project REC approval -Manage the A/E design consultants to prepare design development documents from approved fixture plan (plans, RCP, interior elevations, millwork details, etc.), coordinated with Landlord's base building & civil documents, approved work letter and lease, obtaining approved fixture plan/equipment plan from Sr. Design Manager; maintain project scope, budget and schedule, to be turned over to the Construction PM for CD's.
Corporate Prototype Documents - Contract and manage Prototype A/E consultants to maintain corporate Brand, prototype standards, specifications, etc. for the buildings' interior and exterior; document updates/change & approval process/updates to prototype, distribution process, approvals, etc.; work with internal stakeholders in maintaining Prototypical construction documents including, Architectural, MEP, Refrigeration, Civil, Structural standards.
Budgets - Managing and maintaining budgets for the architectural design firms, peer review firms, Prototype A/E firms and estimating firms; reviewing billings, changes, etc. and coordinating with the Construction PM's overall project Budget.
Peer Review - Contract and manage a peer A/E firm to check the project CD's for compliance with Corporate Prototype and Project Design Criteria (including but not limited to civil, exterior/interior, shell coordination, structural, mechanical, electrical, plumbing, refrigeration, specifications, etc.) - to the Construction PM for Construction Document updates.
Special project and other duties as assigned.
Research solutions to technical issues, new concepts, and quality matters that enable TFM to stay current with contemporary architectural and industry trends.
Schedule management - prepare and maintain Architectural design schedule for all design projects, consultants, Fixture plan approval timeline, RE document timelines and in coordination with the Construction Manager's project schedule. prepare and maintain project tracking reports, making sure deadlines are met and communicating same to senior management
Fixture & Equipment Plans - Partner with Store Design team to obtain approved fixture plan, equipment plan, millwork requirements, and finish package.
Project Support - Support Construction Project Managers with third party responses to RFI's during construction, as needed.
QUALIFICATIONS
Bachelor's Degree in Architecture, Engineering, Construction/Architectural Management or related field of study.
7-10 years of professional experience, preferably in Grocery.
Proficiency with AutoCAD software (Revit and Sketchup a plus), excel, Microsoft Projects and Microsoft Office 2010.
Strong Project Management experience
Grocery design experience within a retail or development organization, from concept designs to construction documents, permitting, and construction administration.
Experience in managing external A/E, structural, Refrigeration & civil engineer firm consultants.
Experience applying brand standards to projects located in variable and challenging real estate locations within a wide geographical range.
Experience in communicating design principles and solutions with words, drawings, and/or digital methods.
Working knowledge of architectural & MEPR details, specifications, building codes, and health codes for project documents production.
Physical Expectations:
Repetitive hand/arm movements, grasping, bending, reaching, ability to lift, push or pull up to 50 pounds by oneself, exposure to extreme temperatures.
Ability to use tools equipment: knives, ladders, stepstools, box cutters, pallet jacks, and other equipment (unless under the age of 18).
Required to spend long periods of time on feet and stand or walk without a break (for up to 4 hours or as required by law).
