The role is based iniLynchburg, VA, and will support the construction of a multi-phase apartment community. The ideal candidate is to be a self-starter who has a minimum of 5 years of experience managing fast-paced multi-family or commercial construction projects. Experience working with Virginia Housing is preferred.Job Description:The Project Manager (PM) will provide overall direction, oversight, and coordination of construction activities on assignedimultifamily construction projects with the expectation of delivering high quality housing safely, on time and on budget. The candidate must be proficient in providing timely, complete, and accurate reporting. The individual must be able to excel in a team environment and must possess the ability to communicate clearly with colleagues, design partners, and subcontractors. The Project Manager will also work closely with the construction Assistant Project Manager, Superintendent, Assistant Superintendent, Project Management Assistant, and Pre-construction Manager to aid in ensuring all construction project objectives are met.iEssential Duties:Lead the project team in building quality projects safely, on time, and on budget.Ensure adherence with project plans, specifications, and program requirements including, but not limited to, EarthCraft, VH Minimum Design and Construction Requirements, Universal Design, Energy Star, and UFAS.Qualify, negotiate and write essential contract documents.Responsible to lead monthly on-site OAC meetings, draw requests, and inspections.Oversee monthly billing and requisition process.Accountable for reviewing and approving submittals and RFIs.Coordinate punch list and turnover to property management processes.Direct Hire / Full Benefits Package / Bonus StructureAnnual Salary: $80,000 - $100,000Requirements:Undergraduate or graduate degree in engineering, architecture, construction management or a degree in a related discipline.5 years of experience in the construction industry, preferably with an owner/general contractor.Demonstrated knowledge of scheduling, budgeting, subcontract coordination, and general construction processes.Familiarity reading drawings and specifications.Knowledge of BlueBeam, Timberline, and Zoom preferred.Computer proficient, including Microsoft Office products.Exceptional written and verbal communication skills.Team player and reliable.Interest and passion for building and the industry.Detail oriented with ability to manage multiple priorities and meet deadlines.Ability to demonstrate the company's core values - Strive for Excellence; Confident, yet Humble; Problem Solve; Collaborate; Continually Learn and Improve; Respectful; Does the Right Thing in every aspect of their role.Essential Physical Functions:Bending, kneeling, stretching, climbing stairs and ladders, squatting, and lifting up to sixty (60) pounds.Non-essential Physical FunctionsRunning and lifting over sixty (60) pounds.
