At Kisco Senior Living, the Senior Sales Director role entails overseeing the complete sales and marketing process for the community, with a primary focus on enhancing brand reputation, raising awareness about the community's services and programs, nurturing potential residents, and attaining optimal revenue objectives. This position involves managing, mentoring, and cultivating all sales associates within the community to meet and exceed revenue targets, while also obtaining personal sales goals. Proficient utilization of sales tools is essential at every stage of the process. Additionally, it includes efficiently handling the transition from the conclusion of the sales process to the initiation of the move-in and welcome home process, ensuring a seamless and welcoming experience for residents.

Essential Job Functions:
Constructs and leads a highly proficient team, providing coaching and guidance to direct reports, while holding them accountable to the achievement of community pre-lease or New Rent Revenue targets and business objectives.
Conducts weekly 1:1's with each sales director and leads strategic team sessions aimed at gaining a deeper understanding of our customer base and crafting materials that fulfill both present and future lead generation requirements.
Engages with potential customers and contacts on a consistent basis, employing a range of communication methods that provide value to the customer to sustain and nurture their interest in moving into the community.
Effectively oversee the sales process, which includes maintaining a viable waitlist, meticulously documenting the needs and preferences of prospective residents, and educating them about how the community's services and programs can enhance their lives while successfully converting leads into move-ins.
Cultivate a dynamic sales culture, where associates understand their pivotal role in advancing the sales process; foster a sense of importance in always promoting the community, encourage a team-oriented selling culture, and work together to attract new residents.
Demonstrate proficiency in applying the Kisco Compass Rose skills and guide across all facets of sales management, while ensuring full compliance with sales incentive plan policies and be prepared to implement production improvement plans or take disciplinary action when necessary to enhance performance.
Strategically plan and execute engaging outreach events to promote the community, generate interest, and attract new residents to the community.
Collaborate with Dining, Wellness, and other team members to effectively plan and execute marketing events and maintain close communication with the Home Office regarding advertising initiatives.
Engage in Business Development activities by fostering relationships with local community professional organizations, realtors, doctors, medical centers, community groups, and other relevant stakeholders to generate referrals and new revenue opportunities.
Design and deliver engaging presentations to community groups with the aim of enlightening their members about the senior living choices available through Kisco to generate interest and referrals for the community.
Arrange and oversee community experiences for potential customers, including in-home visits, when necessary, to provide them with firsthand insights into our offerings.
Follow Kisco's established policies and procedures when assessing the suitability of a potential new resident for community living.
Conduct comprehensive market, pricing, and competitive set analysis, while monitoring sales director activity reports, sales standards, conversion ratios, lead source trends, and achievement of revenue goals to develop an effective sales strategy and marketing plan.
Efficiently oversee apartment inventory management, including accurate forecasting of move-ins and move-outs; additionally, ensure that model apartments consistently meet Kisco Signature Standards.
Construct and oversee the annual sales budget in alignment with operational guidelines.
Conduct departmental planning and forecasting, and maintain the agility to manage operations adeptly, accounting for factors such as occupancy rates, financial objectives, and prevailing economic conditions.
Oversee and manage the coordination and execution of quarterly marketing and event planning efforts; additionally, serve as the primary point of contact for any external marketing agency providing support to the community.
Collaborate closely with the home office marketing team to develop ideas and content for direct marketing campaigns including a wide range of formats such as digital and print materials, advertisements, e-campaigns, direct mail, online profiles, reputation management, and website content.
Regional Vice President of Sales or General Manager may assign other relevant duties and activities as needed.
Attain balanced results encompassing associate engagement, resident loyalty, and financial performance.
Uphold requirements and integrity of our CRM according to our Sales Standards and company guidelines.
