A Day in the Life of a Construction Manager:
As the Liberty Military Housing Construction Manager, you will manage the Construction Services team that helps plan and execute over $100 million in Capital Improvement and Development projects each year. Liberty Military Housing (LMH) is one of the largest owner/managers of privatized (PPV) military family housing in the country with nearly 37,000 units nationwide.
Your Responsibilities include, but not limited to:
Plan/monitor/coordinate new construction, renovations, and Capital Improvements. Responsibilities include but are not limited to the following:
Assist Property Management/Asset Management with the preparation of detailed project descriptions for annual Development/Capital Improvement Budgets and subsequent Work Order.
Provide budget estimates for Development/Capital Improvements projects to Property Management/Asset Management.
Execute the scope and bid development for Development/Capital Improvement projects.
Execute buyout phase for each Development/Capital Improvement projects.
Serve as Owner's representative during construction of projects to enforce quality, monitor contractor expenses and coordinate any action between contractor and Property Management.
Build a database of local contractors, architects, engineers, and vendors that will assist LMH in the future to develop and maintain the PPV program.
Review and approval of Project Approval Forms (PAF's).
Assist in tracking and monitoring of environmental/historical/cultural resource requirements within the PPV boundaries.
Monitor construction to ensure quality, installation of proper materials, and deliverance of a complete and safe environment for our military residents.
Issue and approve NTP's for each project.
Attend pre-construction meeting prior to work commencement.
Coordinate schedule and required resident notices with Property Management.
Sign-off on punch lists/completion of projects.
Assist RPM's with any problems or concerns in relation to construction, i.e. scope of work, quality control and unforeseen issues.
Provide support and guidance to Region and Construction Services on projects/issues that involve multiple trades or require construction experience or knowledge. Responsibilities include but are not limited to the following:
Assist in tracking and monitoring of environmental/historical/cultural resource requirements within the PPV boundaries.
Assistance with between occupancy maintenance/repairs on historic homes.
Assistance in preparation of O & M contracts for utility infrastructure owned by PPV.
Electronic file management.
What You Need for Success:
At least 5 years of construction experience preferred.
Bachelor's degree preferred (High school diploma or GED required).
Microsoft Office proficient - Word and Excel.
Must be able to work under pressure and maintain a schedule, while keeping a positive attitude.
