A Day in the Life of a Construction Draw Accountant:
As the Liberty Military Housing Construction Draw Accountant, you will be responsible for the completion of all accounting-related tasks necessary to produce accurate monthly, quarterly and annual records reflecting the financial performance of the Company and for all aspects of processing and preparing the construction draws in the construction accounting division for a large real estate developer. You will work within the Property Accounting team to ensure that their tasks are performed timely, efficiently and accurately. You will also provide timely and relevant feedback to the Property Accounting Supervisor on challenges observed with on-site record keeping so that training opportunities can be identified and addressed prior to materially impacting financial and/or operating performance.
Your Responsibilities include, but not limited to:
Data entry of invoices/subcontractor draws
Heavy AP review of invoices input at the construction site
Review and tracking of lien waivers
Review of General Contractor draw for accuracy
Scanning documents
Review of subcontract and budget change entry in construction accounting system
Calculate and input fees on the draw
Prepare draw packages with construction AIA Forms and lien waivers
Submit draws to bank or equity partners for funding
Process checks
Filing
Daily review of General Ledger accounts (Operating Statement and Balance Sheet) to ensure the accuracy of posted activity, communicating needed reclasses to Property Accounting Supervisor and Regional Financial Manager
Daily reconciliation of disbursement accounts including resolution of any reconciling items
Daily review of intercompany balances, preparation of transfers to clear balances
Daily booking of all cash entries
Prepare entries for monthly allocation of national and regional costs
Prepare draw requests and maintain associated tracking and reconciliation schedules including WIP analysis
Prepare financial review packages and other financial schedules as may be required from time to time by the Owner
Prepare required quarterly reporting for submission to Property Accounting Supervisor and Regional Financial Manager
Coordinate and assist with annual financial statement audit
Coordinate annual budget file preparation
Identify and communicate process improvements for efficiency and better service to on-site teams
Other tasks/miscellaneous other duties as may be identified in the future or assigned as ad-hoc projects by supervisor
What You Need for Success:
Ability to work more hours at peak times such as month, quarter and year-end
Bachelor's degree in Accounting required
Minimum two years of accounting experience desired
Strong proficiency in MS Excel (pivot tables, look ups) required
Excellent verbal and written communication skills, including ability to effectively communicate with internal and external customers
Strong attention to detail required
Yardi experience preferred
Experience in Property Management industry preferred
Work environment is dynamic - adaptability and flexibility are needed for success
Must be able to work under pressure and meet deadlines while maintaining a positive attitude and providing exemplary customer service
Ability to work independently and to carry out assignments to completion within parameters of instructions given, prescribed routines, and standard accepted practices
Highly organized and extremely detail oriented
Ability to prioritize and complete tasks in the allotted time frame
Ability to maintain high levels of accuracy
Experienced with Accounting Systems
Good communications skills and the ability to work constructively with different personalities and situations
Accounting and/or AP background
Experience with Sage Construction (Timberline) helpful but not required
Experience with Excel and Word
Construction background would be very helpful
Must be able to lift and carry up to 50 pounds as well as sit for long periods of time
Must be able to talk, listen and speak clearly on telephone
