Job Description

These services include site acquisition, design, and construction, to full operations, maintenance, and deconstruction.

The Site Acquisition Project Manager (SAPM) will use project management expertise to oversee staff processes and procedures, client relations, time schedules, deliverables and quality performance to successful completion of wireless site development. The SAPM will be responsible for managing leasing and zoning specialists and reporting to both client and senior management. The SAPM will also ensure that the Company meets production, budget and deadline goals for the project.

This is a remote position but may require travel as needed.

- Manage day-to-day operations and administrative activities related to a particular project single or multiple projects.

- Coordinate accurate, up-to-date reporting of project status, scheduling, and planning

- Manage schedule and progress of Site Acquisition deliverables. Establish quality assurance methods, procedures and standards.

- Supervise the progress of site acquisition and land use planning staff progress relative to assigned projects

- Prioritize and provide direction, and guidance, project support and leadership to Site Acquisition and Zoning Specialists as well as conduct weekly one-on-one meetings with project staff to review individual site progress

- Manage site selection from a Real Estate viewpoint while coordinating with the Design, Zoning, and RF Engineering Teams

- Assist in the development of master real estate agreements including Lease Documents, Option Agreements and Letters of Authorization

- Oversee the finding of suitable site candidates, review preliminary site documentation, review negotiated terms of the standard lease or option agreement with property owner, report the negotiation issues to the client, review letter of explanation describing every deal point for completeness

- Coordinate with other managers, consultants and contractors on project to ensure quality performance

- Travel to sites and work in client designated areas as required

- Demonstrate professionalism while actively participating in project, deployment, and client meetings

- Oversee project financials, including managing billing and receivable process

- Primary Client contact. Build and maintain superior client relations

- Ensure project team is using Jacobs and client reports, accounting systems, and other administrative work accurately and on schedule

- 5+ years wireless industry experience with previous project management responsibilities

- Travel may be required

- Valid driver's license required

- Excellent communication skills required. Respond to emails promptly. Ability to explain issues clearly.

- Demonstrated ability to lead and inspire a highly interdependent team of individual contributors

- Highly organized and disciplined with proven time management skills

- Real Estate license preferred

- Thorough understanding and experience completing both new build and site modification projects for wireless sites preferred

- Strong computer background, MS Office, especially Word and Excel preferred

- US Citizen or ability to work for any US employer without Visa sponsorship
