Job Description

What We're Looking For

Responsible for the management and oversight of HNTB's internal real estate projects including construction, renovations, and layouts for office locations across the United States. Responsible for proactively managing the project's budget, schedule, contractual obligations, project communications and HNTB's 4 for 4 (Consistent delivery of quality work, on time, on budget, and to the client's satisfaction on every project) performance for internal corporate real estate clients and leadership.

Primary Focus Will Include:

  • Office build-out construction management

Preferred Qualifications and Skills:

  • 10 - 12 years relevant experience

  • Working knowledge of the commercial real estate industry with emphasis on office construction

  • Experience in facilities/property management; space/furniture planning and design; construction management; office leasing and lease terminology

  • Prior experience in leading projects

  • Willingness to travel as needed to locations within the US

  • Proven ability to influence others and conduct effective negotiations

  • Must be comfortable working with deadlines and budgets

  • Proven ability to communicate well - verbally and in writing

  • Proficient with Microsoft Office Suite

  • Must be able to successfully work well with others in a team environment

What You'll Need

Essential Responsibilities:

  • Manages new and existing corporate real estate projects from discovery to delivery acting as the liaison between HNTB and stakeholders to ensure efficient planning and execution of real estate activities within the firm's portfolio.

  • Identifies advantages and disadvantages of property options including assessing risk, budget, and schedule to assist in the site selection process

  • Reviews Letter of Intent terms related to construction and build-out requirements.

  • Reviews Work Letter terms, including critical dates, delivery condition, construction process and ensure obligations are met during build out.

  • Develops and maintains master project schedule and master project budget.

  • Negotiates and oversees general contractor contracts, bidding process and cost review. Conducts site inspections and walk-throughs. Creates, tracks, and oversees completion of task list.

  • Partners with other members of the HNTB Corporate Real Estate Team to communicate with internal customers, collect deliverables and provide updates.

  • Performs other duties as assigned.

Minimum Qualifications:

  • Bachelor's degree in architectural/design, business, real estate, facilities/property management, technical trade/engineering or related field and 7 years of relevant experience

  • In lieu of education, 11 years of relevant experience

What You'll Need

  • Prior to any contract review conducts project risk assessment (PRA) with team to assess project scope detail and value/risk profile to be used as basis for contract review. Using PRA conducts thorough, context sensitive review of professional service contracts and project documentation to assess risks and compliance with company's contracting policies, procedures and insurance program. Prepares and communicate risk assessments and responses to specific inquiries.

  • Educates project managers and project analysts in the basics of risk assessment and the role of Contracting & Claims (C&C) in contract review and risk evaluation as well as the overall role of Enterprise Operations (EO) regarding Enterprise Risk Management (ERM) and Cash. Serves as the primary liaison (single point of contact) to project team and coordinates with all other EO staff and resources needed to resolve business unit needs.

  • Reviews specialty contracts including but not limited to office leases, technology contracts, general business contracts, joint venture agreements, design build agreements and federal contracts. Provides support as requested for on-going or potential claim situations and in close coordination with Enterprise Risk Management.

Analyzes financial data to track budget and expense management, identifies and communicates potential savings from landlord billings to leadership. Travels to office locations and potential new locations during site selection process.

  • Real estate office leasing

Preferred Qualifications and Skills:

  • Active real estate license or history of previously holding a real estate license, preferred.

  • Experience in junior level office lease transactions and/or portfolio management, preferred.

  • Ability to travel 25% - 50% per month to visit sites and office locations

  • Follows internal processes and controls which provides oversight and accountability to the firm and offices

What You'll Need

Essential Responsibilities:

  • Supports corporate real estate projects from discovery to delivery, including but not limited to; executive suite renewals, storage agreements, parking agreements, house/apt leases, project office leases, small office renewals, new office openings, relocation efforts and space decommissioning.

  • Coordinates schedules among internal stakeholders and third-party vendors through project completion. Assists offices with facilities management, maintenance requests, and in the acquisition of office signage.

  • Reviews and negotiates lease terms and language. Participates in the lease review process in collaboration with outside counsel. Maintains lease information and other documentation, as applicable, in the lease administration database.

  • Prepares project reports, budgets reports by each office location, and other various financial reports on a monthly and/or annual basis.

  • Submits invoices for payment processing and partners with the internal accounting team to process and reconcile monthly rental payments. Reviews operating expense reconciliations, tax, and insurance charges to ensure compliance with lease agreements.

  • Performs other duties as assigned.

Minimum Qualifications:

  • Bachelor's degree in relevant field and 5 years' experience in office transactions and/or property management

  • Coordinates schedules among internal stakeholders and third-party vendors through project completion. Assists offices with facilities management, maintenance requests, and in the acquisition of office signage.

  • Prepares project reports, budgets reports by each office location, and other various financial reports on a monthly and/or annual basis.

  • Submits invoices for payment processing and partners with the internal accounting team to process and reconcile monthly rental payments. Reviews operating expense reconciliations, tax, and insurance charges to ensure compliance with lease agreements.

What We're Looking For

Responsible for leading a professional or technical discipline section in the design, development and delivery of project tasks while managing scope, budget, and quality control. This position coordinates project priorities, staffing schedules, and staff assignments to ensure clients are provided the proper resources at the appropriate time. Responsible for technical coaching and mentoring and efficient, productive utilization of staff in providing high-quality service. Section Managers are typically responsible for up to 10 direct and indirect reports.

We're looking for a collaborative section manager to lead our growing transportation group in King of Prussia and deliver quality projects on time, within budget and to the client's satisfaction. The King of Prussia Transportation section manager will work closely with other sections and project managers to deliver projects. This person will collaborate on project priorities and staff assignments. The King of Prussia Transportation section manager will also provide career development coaching to each member of their staff. We have projects with notable clients such as PennDOT, Pennsylvania Turnpike, SEPTA, Amtrak, and DRPA.

Primary Focus Will Include:

  • Lead the team to deliver quality within budget and on schedule.

  • Provides senior-level technical expertise to client within the discipline.

  • Depending upon the scope and size of a project, may serve as a project manager, deputy project manager or task lead.

  • Manages and coaches King of Prussia transportation section staff to develop their careers

  • Serves as a technical resource in multiple technical areas within transportation such as: Line and Grade, Safety Review, Design Field View, Right of Way, Traffic Control, Signing & Pavement Marking, Cross Sections, Final Design plans and specifications.

  • Coordinates with multiple disciplines including performing interdisciplinary reviews.

  • Collaborates with client service leaders to implement project marketing and recruitment to grow the section.

  • Guides team members to perform work planning, scope development and fee estimating.

Preferred Qualifications and Skills:

  • Master's degree in Engineering

  • 10 years practical experience

  • 2 years supervisory experience

  • Professional Engineer (PE) certification

  • American Institute of Certified Planners (AICP) certification

  • Project Management Professional (PMP)

What You'll Need

Essential Responsibilities:

  • Develops, monitors and manages the section's operating budget in support of the group or office operating budget and forecast updates.

  • Responsible for the management, growth and professional development of discipline-specific engineering section. Coordinates section activities establishes priorities and staff to jobs. Ensures staff development, mentoring and training needs are being met. Collaborates with other Sections and Departments within the office on work-sharing needs and opportunities.

  • Supports the implementation of the firm's strategic plan and HNTB's Sophisticated Sales Approach (SSA) process on project pursuits in the Section and office, including development of Section-level strategic planning strategies.

  • Supports the implementation of the firm's contracting (SCA) process through project delivery and contracting activities including scope, work plan and fee reviews for all contracting activities impacting the Section.

  • Supports the implementation of the firm's project delivery (SDA) process including Work Planning, Monthly Project Reviews and other project performance methods to ensure quality work, on time, on schedule, to the client's satisfaction.

  • Assists in marketing responsibilities, including client discovery, proposal generation, interviews, and win-to-work activities

  • Maintains client contacts to ensure client satisfaction

  • Recruits, hires, develops and retains section staff, including development of plan for staff reporting, performance and compensation reviews, and succession.

  • Manages assigned project management activities (project scope, schedule, budget and quality management) and performs technical discipline tasks including research, reports, design, specifications and plan preparation.

  • Performs other duties as assigned.

Minimum Qualifications:

  • Bachelor's degree in Engineering with 8 years of practical experience including 2 years of leadership experience.
