Responsibilities
Under limited supervision, receives walk-in/call-in visitors and uses software systems to identify and contact leads provided by the Business Development Coordinator and current community residents. Effectively explains and demonstrates to prospective residents and their families the benefits of residing and receiving care at the community. Communicates sales and contractual information and closes contract sales to maintain and improve occupancy levels. Solicits assistance of community staff to promote and explain community services, practices, policies, pricing and other information necessary to close the sale.
Routinely reviews software databases to identify and follow-up on leads from all sources. Calls a lead and obtains additional information on personal residential and care needs. Encourages prospective residents and families to make wait list deposits. Maintains long term contact with prospects to encourage continued familiarity. Encourages and promotes visits and tours of community(s). Meets established goals regarding contacts and tours to achieve desired sales goals. Enters updated prospective resident information and status of relationship into the lead management system.
Maintains positive and understanding relationships with current residents and their family. Encourages their positive promotion of community to friends, acquaintances and family. Identifies religious, civic and social groups to which current residents belong to expand referral network. Cultivate leads with current residents through positive interaction and interest in activities and concerns. Follows-up with resident referrals as identified. Explains and promotes the Resident Referral Program to current residents.
Assists in identifying innovative events and methods to increase visitation of targeted groups. Assists in planning, sponsoring, organizing, and executing special events to inform and attract referrals and prospects to visit community. Presents and demonstrates the value and benefits of the community for its residents as appropriate to stimulate interest and sales.
Obtains and maintains knowledge of competitors. Communicates community features to best compete with competitor's strengths and weaknesses. May visit competitors' communities to understand how to best refer and market services and products.
Conducts personal tours of communities for prospective residents and family. Schedules meetings with staff department heads as requested or as deemed necessary to effectively convince potential residents of abilities to meet their residential and care needs. Understands needs of potential residents to highlight community features that will satisfy them.
Explains fee structure in a manner that will be most meaningful and that will clearly reflect the benefits of prospective resident's choices. Explains the physical and financial assessment processes to prospects and coordinates required staff interviews and credit checks.
Closes contractual arrangements. Communicates availability of units and status of waiting lists. Obtains necessary personal information and prepares standard, legal documents required for signature. Communicates pricing structures and service rates. Obtains signatures, required deposits and authorizations for move-ins.
Requests assistance of marketing assistant when appropriate to coordinate needs relating to logistics of new resident moves including such things as transference of keys, furniture move-in coordination, unit preparation, new resident orientation and welcoming, etc. Maintains continued contact to reflect concern and interest for their continued wellbeing and satisfaction after relocation to the community.
May provide input regarding the development of promotional brochures, videos and mailings as used in networking referrals and marketing to prospective residents.
Prepares written reports and communicates status of current success in a clear and concise manner.

Qualifications
Education and ExperienceA Bachelor's degree or equivalent in coursework and related experience is required. Minimum of five years of progressive experience in the real estate or health care field including experience in such areas as promotion, public relations, or admissions, including a minimum of two years with a proven sales or promotion track record. Prior experience selling or promoting senior residential and health care services is highly preferred.
Certifications, Licenses, and Other Special RequirementsReliable car transportation with insurance, plus a valid driver's license.
Management/Decision MakingApplies existing guidelines and procedures to make varied decisions within a department. Uses sound judgment and experience to solve moderately complex problems based on precedent, example, reasonableness or a combination of these.
Knowledge and SkillsPossesses extensive knowledge of a distinct skill or function and a thorough understanding of the organization and work environment. Has working knowledge of a functional discipline. Has knowledge of residential, psychological, social and health care needs of seniors. Knowledge of competing organizations' strengths and weaknesses and ability to maintain this information to maximize sales and occupancy potential. Ability to assist with the development of marketing strategies to compete within the local market. Ability to successfully persuade potential residents and families to make deposits and ultimately move to community. Ability to relate positively with networking sources and provide solutions to perceived needs for their referrals. Ability to explain complex alternative contractual arrangements in a clear, concise and patient manner to prospective residents to best convey the benefits to be gained by their choice. Flexibility to adjust hours of work to the needs of potential residents and referral sources. Ability to develop work schedules, work independently and manage multiple projects simultaneously. Ability to handle multiple interruptions to schedules to meet the needs of potential residents and families. Knowledge of marketing software and the ability to accurately and efficiently maintain lists, reports etc. for effective follow-up use by self and others. Ability to effectively communicate promotional and sales needs and information to internal marketing and support staff. Willingness to follow up with potential referral sources and assist with specific leads as requested.

Requirements to be a Maintenance Technician
Maintenance Technicians will maintain scheduled and unscheduled maintenance on, but not limited to: HVAC, elevator, fire and sprinkler equipment, generators, landscape, kitchen equipment and emergency pull cord equipment. Maintenance Technicians will also perform general maintenance projects as scheduled or assigned and respond to maintenance requests by community directors and residents in both private rooms and public living areas. They will also maintain positive communication with local fire marshal, building inspector and any other jurisdictions governing the community.

Responsibilities
Under minimal supervision oversees the housekeeping staff. Coordinates and performs housekeeping services to ensure a high standard of cleanliness both inside and outside the community. Assists staff in completing housekeeping duties, as needed.
Supervises housekeeping staff and coordinates staffing schedules to ensure the proper cleaning of offices, public areas, residences, and community grounds. Conducts regular inspections of all resident and public areas.
Plans and schedules cleaning programs, including but not limited to annuals, move-in preparations, and carpet cleaning.
Monitors inventory levels, orders all equipment and supplies needed for department, and ensures the safe handling and storage of them.
Assists in scheduling and conducting training sessions and department meetings for housekeeping personnel.
Ensures staff is trained on the safe handling of cleaning chemicals in accordance with department guidelines and assures compliance with local, state, and federal safety standards, MSDS, OSHA, EPA and other applicable rules and regulations.
May assist with monitoring the budget for the housekeeping department.
Prepares resident charges/billing for housekeeping services when applicable.
Assists housekeeping staff with cleaning duties, including cleaning floors, restrooms, kitchens, resident apartments and other areas as needed.

Responsibilities
Manages the associates responsible for the general operating maintenance and repair of the buildings and grounds to maintain proper care of the assigned community(s) in accordance with current federal, state, and local standards/regulations and company policies.
Supervises the community maintenance, housekeeping and laundry (if applicable) staff, to include hiring, training, evaluating performance, resolving disciplinary issues and firing.
Directs workers engaged in the maintenance and upkeep of the interior and exterior of the community. Inspects completed work for conformance to standards and policies.
Oversees scheduled maintenance on: H.V.A.C., elevator, fire and sprinkler equipment, generator, landscape, kitchen equipment, and emergency pull cord equipment.
Coordinates maintenance requests by residents for items needing repair in their rooms, including repairing plumbing, electrical, heating and replacing light bulbs.
Oversees repairs and maintenance of buildings including vacated rooms in a timely manner. This includes painting walls and cleaning carpets.
Ensures walls, floor coverings, doors, and woodwork in the common areas of the community are properly maintained.
Maintains positive communication with local fire Marshall, building inspector, state elevator inspector, and any other jurisdictions governing the community.
Assesses all plumbing and electrical problems within the community and determines the best course of action to correct the problem. Works within the legal scope of local and state codes.
Reviews safety data sheets (SDS) as requested for potential exposure to hazardous chemicals used and take necessary precautions.
Assess property damage and file property damage claims in accordance with company policy.
Responds appropriately to resident or community emergencies by assisting as needed.

Responsibilities
Oversees and directs the sales efforts for multiple communities and products within district, major markets, networks and stand-alone communities. Responsible and accountable for meeting and exceeding the occupancy and revenue goals. Fosters a strong sales performance culture across the district.
Successfully manages sales performance within the assigned district. Monitors occupancy trends and ensures execution of sales activities by team members. Leads and develops the team of community sales associates and business development professionals within the district. Oversees creation of district business development and lead generation plans, ensuring coordination between communities to provide optimum results without duplication of resources.
Assists in interviewing and hiring of all sales staff in their portfolio of communities. Actively partners with Training and Development, Human Resources, and Operations in the recruitment, hiring, evaluating, and disciplining of all sales positions within the district.
Ensures effective onboarding of new sales hires, in partnership with Training and Development and Human Resources. Actively monitors skill and knowledge growth of new hires during onboarding period. Works to support achievement of professional growth milestones for new sales hires.
Oversees completion of the marketing plan and budget for the district. Partners with the marketing team in the development and modification of near and long-range community marketing plans and budgets by providing competitor information, data and feedback. Develops sales plans that align to the marketing activities and achieve desired objectives.
Assesses local markets and competitive positioning within assigned district and makes pricing and incentive/discounting recommendations.
Monitors sales performance expectations and gaps at the community and district level. Reviews and analyzes sales reporting/dashboards on a daily, weekly and monthly basis to ensure accuracy and to identify performance improvement opportunities. Coaches sales team members of appropriate actions in response to performance issues.
Assesses the knowledge, skills and abilities of sales staff on an ongoing basis. Coordinates regular skill training and reinforcement to address gaps and opportunities. Conducts coaching observations of sales team members to evaluate sales behaviors and skills.
Visits each community within district on a scheduled basis and as approved by Division Director of Sales or VP Sales. Partners with on-site sales teams and Executive Directors in the execution of the sales and lead generation programs and strategies to achieve and maintain full occupancy.
Interacts with Clinical Operations and other home office associates. Educates and supports these partners about the sales programs for their respective communities.
Consistently executes established sales processes, systems and tools to perform job duties. Maintains working knowledge of lead management (SMS) and sales reporting (dashboards) to maximize sales effectiveness. Adheres to reporting deadlines

Qualifications

Responsibilities
Manages the day-to-day clinical services of the community to ensure residents' healthcare needs are met. About the Director of Nursing Position

Qualifications & Skills
Education as required to obtain state nursing license and state nursing license (LPN/LVN or RN)
Driver's license

Responsibilities
Manages the day-to-day clinical services of a more complex community to ensure residents' healthcare needs are met. Ensures residents are treated with respect and dignity and ensures quality care as residents' healthcare needs change. Supervises and provides leadership, as well as coaching, to licensed nurses and other direct care staff within the community. May be responsible for leading additional clinical leadership team up to five members. The HWD level for each community is determined based on the total complexity of the role. Complexity criteria include, but are not limited to, factors such as size, type of product lines, medication management regulations, 90-day assessment requirements, multiple licensure requirements, state regulatory complexity, and skilled services requiring an RN.

Responsibilities

Qualifications
Education and Experience
Bachelor's degree in Marketing, Business, or related field. Three to five years of sales experience, preferably in the retirement industry or medical or pharmaceutical sales, with a proven track record of generating and closing a high percentage of qualified leads is required. Additional years of related work experience may be substituted for the education requirement on a year-for-year basis up to four years.
Certifications, Licenses, and Other Special Requirements
Works on short-term strategic assignments within specified geographic area. Requires a valid driver's license and frequent car and/or air travel as needed.
Management/Decision Making
Applies existing guidelines and procedures to make varied decisions within a department. Uses sound judgment and experience to solve moderately complex problems based on precedent, example, reasonableness or a combination of these.
Knowledge and Skills
Possesses extensive knowledge of a distinct skill or function and a thorough understanding of the organization and work environment. Has working knowledge of a functional discipline. Knowledge of sales and marketing to include principles and methods for showing, promoting, and selling products or services to include marketing strategy and tactics, sales techniques, and sales control systems. Knowledge of Medicare and Medicaid regulations to include applicable processes for the product line(s) being sold. Knowledge of state regulations impacting or directing the delivery of services is required. Ability to operate smartphones, personal computers, and related software is required. Previous experience with contact management database, Microsoft Word, Excel, and Outlook is preferred. Ability to effectively manage time, tasks, and projects in a dynamic environment is required. Ability to build trust and act honestly in relationships with others is required. Ability to assess and understand customers' expectations, needs and circumstances is essential. Ability to work effectively with diverse personalities and to treat people with dignity, respect, fairness, and maturity is required. Ability to effectively listen and communicate verbally and in writing is essential.

Responsibilities
Generates high-volume recurring streams of new move-in revenue for assigned Brookdale communities with open Sales and Marketing Director positions. Prioritizes the outperformance of budgeted sales goals and community revenue targets by efficiently performing all processes and tasks required to close sales, including the development and execution of marketing plans to achieve community occupancy goals. Represents the ideal Brookdale sales professional and promotes a mission-driven sales culture while leading employment of those unique insights gained within one community's opportunities to optimize sales in next community assignments. This position will travel to communities within a designated geographic area. Assignments will vary in length and may change with little notice.
Supervises and coaches the daily sales activities of at least two full-time associates onsite to achieve desired move-in results.
Drives rapid occupancy growth and prioritizes rate integrity where assigned by conducting high-quality daily phone and in-person sales calls that convert to move-ins.
Attends daily stand-up meetings and communicates current product information to appropriate community associates daily and as needed, including but not limited to availability, pricing, and concessions.
Partners with Director(s) of District Sales to develop and execute business plans to achieve community revenue and occupancy goals.
Maintains a working knowledge of and manages all relevant sales-specific software programs and Customer Relationship Management systems needed to generate high move-in volume, including thorough and accurate data entry, periodic database cleanup, and community coaching documentation.
Motivates community associates to meet or exceed weekly and monthly sales performance expectations in partnership with community operations and clinical leaders, Director(s) of District Sales, and Divisional Sales leadership.
Maintains current working knowledge of relevant competition in markets where assigned.
Provides accurate and timely move-in forecasts weekly and as requested.
Communicates incoming resident's needs and preferences to the Executive Director and/or appropriate community associate(s) to enhance customer satisfaction upon move-in.
Fosters a positive image of each assigned community and the Brookdale brand with all customers, residents, associates, and relevant professional/volunteer influencers.
