About the Role:
As a CBRE General Manager you will be responsible for supervising the team responsible for all operational and financial activities of large portfolios of properties.
This job is part of the Property Management job function. They are responsible for operating buildings on behalf of a client or group.
What You'll Do:
Provide formal supervision to employees. Monitor the training and development of staff. Conduct performance evaluations and coaching. Oversee the recruiting and hiring of new employees.
Coordinate and manage the team's daily activities. Establish work schedules, assign tasks, and cross-train staff. Set and track staff and department deadlines. Mentor and coach as needed.
Respond to high profile tenant needs and issues.
Act as primary contact with property owners, serving as owner representative to ensure that objectives are being met. Prepare and deliver timely, accurate and complete reports.
Develop and control annual budgets for large operating and capital expenses. Forecast complex management plans and prepare monthly performance reports, explaining variances.
Help build advanced programs that will assist the property with emergency recoveries.
Prepare and approve all required legal notices. Recommend and coordinate legal action as necessary.
Review tenant rent and common area maintenance recovery charges to ensure payment is on time.
What You'll Need:
Bachelor's Degree preferred with 5 - 8 years of relevant experience. In lieu of a degree, a combination of experience and education will be considered.
Ability to lead the exchange of sensitive, complicated, and difficult information, convey performance expectations and handle problems.
Leadership skills to motivate the team to achieve broad operational targets with impacts on own job discipline, multiple job disciplines, and department.
In-depth knowledge of Microsoft Office products. Examples include Word, Excel, Outlook, etc.
Extensive organizational skills and an advanced inquisitive mindset.

- CBRE carefully considers multiple factors to determine compensation, including a candidate's education, training, and experience. The minimum salary for the General Manager position is $135,000 annually and the maximum salary for the General Manager position is $145,000 annually. The compensation offered to a successful candidate will depend on their skills, qualifications, and experience. Successful candidates will also be eligible for a discretionary bonus based on CBRE's applicable benefit program. About the role:
This role is responsible for oversight and management of all FM Operations provided to a client of CBRE in North America with a special focus on the client's HQ, balancing client priorities in the areas of operations, service levels, budget management, savings and risks. Owns and manages the relationship with the client's counterpart. Strong CRM skills are required and expected.
Acts as the single point of contact in region for account FM operations ensuring total contract compliance. This includes reaching all key performance indicators including quantitative cost savings and qualitative customer service specifications.
Develops operational service delivery solutions and monitors effectiveness of maintenance efforts for facilities as assigned, ensuring work is completed in accordance with account KPIs.
Oversees applicable services based on contract structure which can include numerous variations of Facilities Management.
Owns recurrent performance reviews between the client and CBRE based on key performance indicators (KPIs) outlined in the executed contract.
Involved in developing strategic plans and identifying cost efficiency opportunities.
Optimizes current procedure while contributing to develop effective standard operating procedures (SOP) for the account.
When necessary and in coordination with the account executive team, partners with CBRE's platforms SMEs, to provide a diverse offering of innovative solutions to complex client problems.
In partnership with procurement, evaluates outsourced service providers' "hard and soft services" contracts to ensure best pricing and service level performance.
In partnership with H&S, manages programs aimed to ensure safety and compliance with national, state and local codes and regulations. Examples include fire and life safety, environmental, or industry/client specific third-party compliance standards.
Responsible for development and training to all field and management staff in areas of operational and technical requirements on the account which includes service performance, technology, safety and compliance, cost savings initiatives, and regulatory requirements, among others.

ESSENTIAL DUTIES AND RESPONSIBILITIES
IT Responsibilities
Perform hardware installations (rack / stack) and cable installations (routing, terminating,structured cabling), including troubleshooting and testing. Also, perform hardwaredecommissions and cable removal. Coordinate DCS IT asset redundant powerrequirements with appropriate facilities staff to ensure proper load balance and fail-overcapacity to avoid cascading failures.
Prepare and coordinate incoming/outgoing shipments. Compare packing lists withpurchase details to ensure accurate make, model, and quantities are received andprocessed.

CRITICAL FACILITIES SYSTEMS RESPONSIBILITIES
Perform daily site inspections of all Mechanical & Engineering (M&E) systems and technical equipment, including servicing and maintenance.
Under close supervision, complete assigned work according to established processes and procedures in accordance with the company's Environment, Health, and Safety Policy - ensuring all safety processes and PPE requirements are followed. Also, ensure all regulatory requirements and quality standards are complete.
Coordinate third-party vendors, ensuring compliance with CBRE's developed processes, procedures, and all applicable laws/regulations. Accompany vendors on site visits on an as needed basis and ensure site standards are met.
Monitor the Building Management Systems (BMS) and Electric Plant Monitoring Systems (EPMS) alarms to ensure parameters are within allowable operating bands and perform incident response when needed.
Help build and develop work processes, Job Hazard Analysis reports, and SOPs for critical work with risk assessment. Ensure that Critical Environment Risk Management (CERM) documents and logbooks are updated.
