PROPERTY MANAGER

Job Description:

We are seeking a highly motivated and enthusiastic individual to serve as a Property Manager at a rapidly growing and dynamic property management organization. This position is responsible for protecting, maintaining, and enhancing the value of the community while ensuring the safety, comfort, and satisfaction of the residents in the community. This position will report to the Regional Property Manager.

Specific Responsibilities: Contributions to Core Values

Growth:
  • Ensure the development of your team through ongoing training, instruction, counseling and leadership.

  • Lead all team members in daily routine and emergency situations to ensure proper response and handling of all community emergencies with staff, residents, buildings, etc. within company guidelines to minimize liabilities.

  • Ensure all team members are engaged in the career development process (i.e., performance evaluations, salary reviews, timesheets, change of status forms, etc.).

    Accountability:

  • Understand financial goals, operate assets in owners' best interest in accordance with established policies and procedures.

  • Generate necessary legal action, documents, and process in accordance with State and Company guidelines.

  • Ensure that A/P invoices are submitted for payment, handle petty cash and all funds.

  • Ensure that all service requests are recorded and communicated appropriately to maintenance.

  • Prepare and/or implement procedures and systems within company guidelines to ensure orderly, efficient workflow.

    Collaboration:

  • Manage vendor communications concerning scheduling, billing, vendor relations and certificates of insurance.

  • Support all team members to achieve property leasing and retention goals.

  • Align on the plan of action for the maintenance schedule and assignments with the Maintenance Supervisor.

    Reputation:

  • Address resident concerns and requests on a timely basis to ensure resident satisfaction with management.

  • Ensure curb appeal is of utmost priority through regular community inspections and tours.

  • Maintain quality standards of market-ready apartments.

    Attitude:

  • Develop and/or implement resident retention programs.

    Impact:

  • Prepare annual budgets, conduct RFP for vendors, and income projections.

  • Ensure all property accounting inclusive of rents, late fees, and account charges are collected, posted, and deposited in a timely manner.

  • Up to date knowledge of prospect and resident demographics as well as the competitive market rents and trends.

  • Have a complete 360-degree view of property performance in relation to leasing, operation success, reputation management, accounting, all maintenance activities.

    Qualifications:

  • Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM) preferred.

  • Must have a minimum of 3-5 years of multifamily experience, including management.

  • Above-average ability to communicate with clients and with co-workers both verbally and in writing.

  • Entrata and Nexus proficiency preferred.

  • Ability to work a varied schedule, including weekends and some holidays as required.

  • Ability to learn and comply with industry legal requirements, especially related to Federal and Local Fair Housing Laws.

  • Marketing experience leveraging multiple mediums, including social networking.

  • Candidates will be required to pass a criminal background investigation and drug screening.
