Job Description:
We are seeking a highly motivated and enthusiastic individual to serve as Service Technician for a rapidly growing and dynamic property management organization. The Service Technician is responsible for the general maintenance of the apartment community to include performing repairs, troubleshooting, apartment turnover, and performing preventative maintenance. Respond to all on-call emergencies in a timely manner.
Complete service requests in 24 hours.
Collaboration :Communicate timely with residents, vendors and property management team.
Inspect grounds, buildings, and other community features daily to identify required maintenance tasks, minimize liability concerns, and ensure excellent curb appeal at all times.
Other tasks or duties as assigned by the Maintenance Supervisor.
Reputation :
Complete and follow up on all open service requests.
Provide a high level of customer service.
Attitude :
Ensures every interaction in the community, on the phone, and via email are of the highest level are in line with our passion for excellent service.

Working knowledge and use of general maintenance equipment.
Qualifications :
Experience in apartment maintenance including basic electrical & plumbing diagnostics/repair preferred.
Above average ability to communicate with clients and with co-workers both verbally and in writing.
Basic personal computer skills and ability to learn specialized software.
Ability to work a varied schedule, including some weekends, holidays, and a rotating on call schedule.
Ability to learn and comply with industry legal requirements, especially related to Federal and Local Fair Housing Laws.
Provide a valid drivers license, and have reliable transportation.
Willing to travel to different sites
HVAC certification preferred (CFC Universal).
Knowledge of appliance an apartment hardware repair.
Candidates will be required to pass a criminal background investigation and drug screening.

We are looking a Senior Associate, Land Acquisitions to join our team and assist with all facets of the site identification process. This position will be multi-disciplinary and support a variety of leaders and business units at our Alexandria, VA headquarters.

Our ideal candidate will have 3+ years of experience working in commercial real estate land sourcing, development, or sales. Multifamily experience is a plus. Responsibilities:
As part of the Land Acquisitions Team, you help drive outcomes that maximize our proformas and business plans.
Lead generation for land opportunities.
Accurate and timely CRM record retention and maintenance land acquisition data base.
Ability to collect and analyze market data for investment decisions.
Work with local governments to determine entitlement process and timing.
Ability to maintain, refine, and compare financial models and provide analytical support.
Communicate with sellers, brokers and business partners for potential investment leads and coordination of existing deals.
Accurately prepare initial Letters of Intent.
Ability to cold call landowners, developers, and real estate professionals to discuss land purchase opportunities. Birddog mentality.

Who You Are:
Bachelor's degree in Real Estate, Finance, or related field.

Accountabilities
Responsible for documentation of current and future processes, including Standard Operating Procedure (SOP) optimization, delivering to customer specifications
Researching and analyzing current trends, processes and policies for identification of end-goal solutions

About the Position
This position reports to the SVP of Portfolio & Asset Management. The position will assist the SVP with various asset management functions for the portfolio, including oversight of market rate, senior living, affordable and related commercial properties.
Our ideal candidate will have a bachelor's degree in Finance, Accounting, Real Estate or related subject, is broadly interested, has 5-7 years of relevant financial analysis/asset management experience, and proficiency in MS Office, specifically advanced Excel capabilities. The candidate will enjoy a goal-driven, fast paced environment, and will be passionate about growth, real estate and the opportunity to work in a small team at a growing boutique company.A strong understanding of cashflow analysis, real estate investing, and industry terms is a must. Position Summary:
Are you a results-oriented Sr. Project Manager who leads, directs and coordinates on multifaceted construction projects by working closely with the Director and VP of Construction. Our Project Managers are responsible for the overall financial/budget management of all assigned projects. Accountabilities:
Ensures project delivery on time and in budget, with high quality workmanship.
Prepare, distribute and acquire approval of all Owner Change Order Requests.
Reviews estimates for, negotiates, prepares and distributes all subcontractor Change Orders and associated budget revisions; responsible for the buyout of the project and writing subcontract scopes of work.
Creates and administers the Master Project Schedule and manages its implementation; Studies and understands project plans and specs in order to maintain and implement control methodologies to meet budget allocations with the support of resource needs through department heads.
Oversees and tasks the Assistant Project Manager in execution of assigned tasks; work with Superintendent in scheduling and coordinating staff and sub-contractors; inspects work in progress for all field staff and sub-contractors.
Monitors, inspects, and documents performance and productivity for all field staff and sub-contractors; assembles close-out information including as-builts, warranties, etc.
Work daily in Construction Operating Software to organize and manage project with support of project team.
Lead the development of high-performance teams through supervision, training, coaching, and mentoring. Ensure regular feedback is shared with staff including timely completion of performance appraisals.
Ensures compliance in purchasing, invoice approval, quotes from subcontractors and suppliers, change orders, building-code, quality control and the on-site Safety Program; ensure proper logging of RFIs applicable to duties. Who You Are:
Bachelor's Degree preferred

Training and Process Manager-Production (Design and Construction)
The Bonaventure Production team consists of the Design, Construction and Materials groups within the company. The Training and Process Manager will help develop and document Standard Operation Procedures (SOP's) and supervise the organization's development, coordination and implementation of training and educational programs for all Production staff. The position reports directly to the SVP, Production.
Position requires a person with strong communication skills and outgoing personality. Candidate must be able to work individually and with various team members to develop SOP's and will be responsible for creating well thought out training material in SLAB, our training repository. Candidate must be well organized and be proactive in finding ways to improve upon current processes and understanding needs of an evolving company. Strong ability to deliver feedback, conduct data analyses and provide an effective flow of communication within and outside the Production team. Experience in a commercial construction environment or large manufacturing operation is preferred. Extensive experience with MS Office Suite including PowerPoint and the ability to create content videos, infographics and clear narrative in accordance with Bonaventure branding is required.
PRIMARY RESPONSIBILITIES
PROCESS
Continually help define, develop and improve core processes for the Production team by leveraging all knowledge resources.
Responsible for SLAB development to include policies/SOP's, information, diagrams, photos, videos, infographics and upload requirements on other platforms as needed.
Responsible for updating and verifying SLAB posts as needed when a process is refined or changed and disseminating that information.
TRAINING
Responsible for all necessary business unit specific training for Bonaventure Production new hires.
Developing an individual training program for each Production member in conjunction with input from leadership and managers as needed.
Responsible for coordination of training needs outsourced for monthly/quarterly meeting requirements, usually for the construction team.
Conducts training sessions and develops criteria for evaluating the effectiveness of training activities and reports to relevant leaders
Implements and manages a process to ensure that all training documentation, reports and data are completed and that materials are delivered according to set guidelines
Maintains and updates records of training activities, participant progress, and program effectiveness
Maintains and updates skills by researching new training, educational, and multimedia technologies
Helps to coordinate Production employee certificates, licenses, etc are maintained.
Coordinates with Safety Teams for ongoing third-party training designations and requirements for Construction Team.

Position Summary:
The ideal Preconstruction Manager is an active self-starter who expresses a sense of urgency for their work. He or she should be a positive, confident and passionate person. This leader should be a hands-on team player who isn't afraid to creatively solve problems. This person is relationship driven and collaborative. He or she should have a strong understanding of all aspects of construction and contribute to a team that is committed to building apartments better, cheaper and faster.
The Manager reports to the Executive Vice President of Construction. Responsible for all estimating requirements and turnover to Project Management teams. Responsible for analyzing drawings and specifications. We are seeking a skilled, motivated pre-construction professional to join our growing team. In this position, you will be responsible for surveying projects, estimating labor and materials costs, and communicating financial cost and project timelines. You must be organized and have a keen attention to detail.
This position will also be responsible for the oversight, planning and direction of direct sourcing of manufacturers from around the world. strategic focus to procure materials for the projects directly from the suppliers. The goal is to strategically purchase materials at volume to drive down overall construction costs and to insulate Bonaventure from market fluctuations by having control of materials in advance of the need on the sites. Our procurement initiative is in its formative stages and this position will be instrumental in the formation and execution of the company's goals and objectives.
The position will be based in either Hampton Roads or Richmond depending upon residency of selected candidate. Competitive salary commensurate with experience and capability. Annual bonus eligibility based on performance. Relocation expense reimbursement available.
Responsibilities
The responsibilities of the Preconstruction Manager include, but are not limited to, the following:
Contribute in a meaningful way to value engineering and alternatives in proposals. Participate in efforts to streamline and automate Bonaventure's Production business.
Prepare and present concept estimates for HUD funded apartment projects from limited design information
Responsible to prepare detailed cost estimates from permit ready drawing sets for apartment projects, using take-offs and subcontractor bids
Initiate the procurement and set-up of integrated estimating tools to enhance the quality of cost data and to graduate Bonaventure from simply spreadsheet estimating tools
Responsible to oversee and manage the bidding process to subcontractors, collect and vet all bids received
Will work to continuously develop and improve the subcontractor bidding database and develop strategies to monitor and improve subcontractor relationships related to bidding of our work
Will be responsible to review project plans and develop strategy to direct purchase materials from suppliers and vendors and prepare bid invitations for materials such as brick, lumber, trusses, appliances, flooring, roofing, siding, insulation, appliances, plumbing fixtures, HVAC equipment, kitchen equipment, light fixtures, etc
Responsible to catalog all concept and detailed estimates in a formal database for evaluation and budgeting for future projects
Will prepare buy-out matrix for all projects once bids are received. Turn the estimate and all qualified bids over to the PM team for subcontract and purchase order awards.
Will work with the PM team to evaluate subcontractor change requests, upon request and provide a competing estimate.
Will be required to do take-offs and material and labor estimates for major trades to use as accuracy verification of bids received
Estimates prepared shall be 100% complete including all trades, general requirements, overhead, profit, bonds, etc.
Work daily in Procore Construction Mgmt Software to organize, manage and automate the process of estimating projects
Maintains the highest level of personal integrity, professionalism, and ethical practices in all business dealings.
Qualifications
10 years of construction experience with wood framed apartment construction estimating and preconstruction services
Knowledge of the cost of apartment construction throughout Virginia is a requirement.
Knowledge of cost in Maryland and the Carolina's a plus.
Should be capable of performing a detailed lumber take-off.
Willing to travel to project sites and consult with PM and site management teams to verify costs, overall scope accuracy and continuous lessons learned from the field for future estimating efforts.
High School Diploma or Equivalent required, Two- or four-year degree preferred
Working knowledge of construction methods, techniques, specifications, codes, regulations and laws.
Good oral and written communication skills with strong organizational and multi-tasking skills.
Computer literate with strong emphasis in reading and understanding blueprints and job project specifications.
Procore Construction Mgmt Software experience preferred
Current VA Drivers License and ability to pass a drug screen and a background check

Position Summary:
Bonaventure Design and Construction seeks a Construction Administrator to be responsible for the management and oversight of multiple projects from the start of the bidding process to the final punch and grand opening of a project receiving a certificate of occupancy. They are accountable for shop drawing review and oversight of distribution to consultants, collaboration on the specifications for products, liaison with the entire office team and site teams for construction practices. The Construction Administrator will have heavy site involvement being the conduit between field staff and design staff serving as adviser and implementer of decisions related to site conditions. Accountabilities:

Ensures comprehensive understanding by all team members of scope, quality expectations, budget, deadlines, etc. in order to deliver successful projects. Serves as the primary responsible contractor contact with responsibility for overall client satisfaction of the assigned project.
Attends construction meetings to support the coordination with all internal and external constituents to ensure project needs are met.
Procedures, methodology and practices required for a successful project execution.
Coordinates construction development of architectural details and construction practices that are being used in the field to inform future drawing development on the design team.
Works closely with design team and engineers to resolve conflicts and differences in the field.
Performs other duties and special projects as required.
Collaborate with department for reviewing of drawings, specifications and details to align with construction practices in the field.
Who You Are:
Bachelor's degree preferred with degree in Engineering, Architecture or Construction Management.
Education requirements may be satisfied through equivalent combination of education and job experiences on a case by case basis.
5-7 years' relevant work history in the construction field.
Experience with project leadership and/or management.
Solid experience with building products, construction details, and regulations is required.
