POSITION TITLE: Community Development Manager - TWO (2) Positions. One in Rome, GA Area & One in Athens, GA Area

POSITION COVERAGE AREA: One Position will cover the Rome, GA and surrounding Counties/Areas......One Position will cover Athens, GA and surrounding Counties/Areas.

** The Home offices for these positions are; 901 N. Broad Street, Rome, GA & 1001 Prince Ave. Athens, GA, respectively.

Relocation MAY be available IF needed AND IF you qualify.

POSITION DESCRIPTION:

The objective of the Community Development division of Georgia Power's Community and Economic Development Department is to support local communities in building or enhancing a solid, investment-worthy foundation for growth and prosperity to attract residents, jobs, capital investment. The division does so through the provision of consulting and technical assistance related to leadership development, strategic planning, community capacity building, business, and economic development.

The primary responsibility of the Community Development Manager is to provide the foundations for recruitment and retention of jobs and investment for Georgia by engaging in both community development and economic development project work. It requires providing guidance to new business prospects, existing customers, and external partners. This value-added approach to community development is intended to ensure that companies have an adequate inventory of potential sites, buildings, and skilled workforce, and to assist them in assessing potential locations for new or expanded business. The results are new jobs and tax revenue from capital investment and revenue for the company.

The successful candidate must be comfortable in the role of business developer, facilitator, presenter, project manager, strategist, teacher, thought leader, innovator. The position requires excellent interpersonal skills in working with business executives, community leaders, economic development, education, and workforce development professionals. The candidate will be required to provide professional assistance to state, regional, and local economic development organizations and other allies including, commercial real estate brokers and developers, site location consultants and local government staffers. The position also requires close working relationships with internal/cross-functional partners within assigned region territory.

Activities include frequent travel, assisting with the creation of strategic plans, marketing materials and presentations, evaluation of industrial buildings and sites, conducting site tours for prospects, leading strategic planning sessions, leading special projects and initiatives, developing curriculum and other content for local, regional and statewide organizations, facilitating initiatives like the Georgia Academy for Economic Development, The Georgia Initiative for Community Housing, the GMA Placemaking Collaborative, to name a few.

The successful candidate must also be able to communicate effectively with wide audience and possess analytical skills to help identify emerging trends. Additionally, the candidate will be expected to develop (training will be provided) subject matter expertise and serve as the team point person on a specific skill and/or topic related to community and economic development and to the suite of skills and tools the Community Development Team provides to customers.

POSITION DUTIES AND RESPONSIBILITIES:

  • Maintain Safety Excellence

  • Develop strong working alliances with state, regional and local community, and economic development organizations as well as with diverse community organizations.

  • Serve as a trusted advisor and technical assistance consultant to communities, businesses, and commercial real estate partners.

  • Build strong working relationships with local business leaders who potentially might expand or relocate their operations

  • Build strong relationships with site location consultants, the real estate community, construction companies and cultivate other lead generation channels.

  • Lead strategic planning sessions for local, regional, and statewide economic development organizations.

  • Lead special initiatives for communities in assigned region.

  • Develop curriculum and/or other content for local, regional, and statewide organizations.

  • Facilitate major regional or statewide initiatives like the Georgia Academy for Economic Development, The Georgia Initiative for Community Housing, the Georgia Municipal Association Placemaking Collaborative, to name a few.

  • Provide professional project management support of new business recruitment efforts and projects.

  • Provide professional project management support to assist existing businesses with expansion or retention efforts.

  • Provide region customers access to high quality research, engineering and creative design support. Take responsibility for the development and timely submittal of responses to Requests for Information (RFIs) from communities within your territory.

  • Be knowledgeable about the region served - its natural and human resources, transportation, and utility infrastructure, advantages for development, industrial parks, available buildings, tax and development incentives, financing programs and other assets.

JOB REQUIREMENTS

Education:

  • Bachelor's Level Degree highly preferred.

  • Certifications such as AICP, CEcD, CCIM, CMF, EDFP, GCED a plus

Experience:

  • Minimum of 5 years of experience in business, community and economic development, commercial/industrial real estate, economics, engineering, finance, planning, public administration, or related fields is desired.

Knowledge, Skills, and Abilities:

  • Project management, communication (oral and written), facilitation and problem-solving skills to coordinate most aspects of customer's (existing customer, new business project, community, or special project) need and to understand, identify, and meet critical time constraints.

  • Must be self-motivated and be able to perform both self-directed and team-oriented project work.

  • Must be a strong team player, very supportive of teammates and customers, with sense of urgency to meet

  • deadlines and obligations.

  • Candidate must have strong work ethic as job requirements often lead to overnight and early morning/evening meeting and activities.

  • Knowledge of Georgia Territorial Electric Service Act and Georgia Power's region structure and a contact network within the region is very helpful.

  • Knowledge of economic and community development concepts are very helpful.

  • Ability to propose and develop creative solutions which anticipate client needs and maximize the use of technology.

  • Strong computer skills across a wide variety of products (word processing, spreadsheets, database, and presentation software) are desirable.

  • Excellent presentation skills to provide data or information to wide and diverse audiences which may include community and political/elected leaders, company officers, consultants, state partners and the public.
