JOB SUMMARY

Asset Performance & Energy Excellence (APEX) Director-Business Development & Solutions

As the world's largest manager of commercial portfolios, we take proactive measures to make our clients' properties more environmentally friendly through asset performance, energy, and sustainability initiatives. CBRE's APEX program delivers an integrated, data-driven approach to turn-key asset management and energy excellence.

The purpose of this position is to focus on Asset Performance and Energy Excellence programs by designing the most compelling, value driven, and operationally advanced solution. Specifically, this individual will bring all elements together in an APEX solution by:

  • Developing bid pricing models and approach including solutions for existing accounts.

  • Pricing out savings and other commitments we can make to an improved delivery model.

  • Program manages implementation of the client agreed solution sold during transition.

  • Helps identify and designate appropriate resources for transitions effort.

  • Utilizes in depth knowledge of Building Management Systems (BMS), BMS standards, building analytics platforms, and networking to build robust client solutions.

ESSENTIAL DUTIES AND RESPONSIBILITIES

Leads the overall tailored solution of large or complex facilities management outsourcing pursuits including the development of innovative operating models, organization design, cost savings, technology, financial analytics, and other CBRE value added tools.

Collaborate with CBRE's global Energy and Sustainability platform and sector lead to identify and drive strategic growth opportunities

Reviews client's RFP data and existing portfolio information, maintenance history, service levels, spend reports, and strategic vision to determine appropriate service delivery model and maximize the value proposition to meet expectations.

Provide in-depth knowledge of CBRE's APEX solutions in conjunction with subject matter experts and on account resources to develop customized client solutions. Ensure our solutions are competitive, achievable, and aligned to our solutions guidance.

Utilize multiple solutioning tools, analytics, benchmarks, and costing databases to ensure solution pricing provides the best achievable value for the client with minimum risk. Develop key assumptions for each solution.

Work within a matrix organization and enlist assistance and support from subject matter experts for world class solutions.

Review RFP questions and provide responses for written proposals and graphical presentations

Attend internal solution calls and in-person solution workshops as needed. Attend and present solution at client yellow pad sessions and final presentations.

Collaborate with global sector leads to assess performance of the client-based program and identify opportunities for improvement and growth.

Participate in and contribute to global knowledge exchange calls and forums to learn from and educate CBRE colleagues and peers.

Performs other duties as assigned.

QUALIFICATIONS

EDUCATION and EXPERIENCE

Bachelor's degree (BA/BS) from four-year College or university. Minimum of eight years of related experience and/or training. Minimum six years of managerial experience preferred.

COMMUNICATION SKILLS

Ability to comprehend, analyze, and interpret the most complex business documents. Ability to respond effectively to the most sensitive issues. Ability to write reports, manuals, speeches and articles using distinctive style. Ability to make effective and persuasive presentations on complex topics to employees, clients, top management and/or public groups. Ability to motivate and negotiate effectively with key employees, top management, and client groups to take desired action.

FINANCIAL KNOWLEDGE

Requires in-depth knowledge of financial terms and principles. Ability to calculate complex figures. Ability to forecast and prepare budgets. Conducts financial/business analysis including the preparation of reports.

REASONING ABILITY

Ability to solve advanced problems and deal with a variety of options in complex situations. Requires expert level analytical and quantitative skills with proven experience in developing strategic solutions for a growing matrix-based multi-industry sales environment. Draws upon the analysis of others and makes recommendations that have a direct impact on the company.

SCOPE OF RESPONSIBILITY

Decisions made with in-depth understanding and interpretation of procedures, company policies and business practices to achieve general results. Responsible for setting department deadlines. Errors in judgment may cause long-term impact to co-workers, supervisor, department and/or line of business.

Colorado Residents: CBRE carefully considers multiple factors to determine compensation, including a candidate's education, training, and experience. The minimum salary for the position is $125,000 annually and the maximum salary for the position is $155,000. The compensation that is offered to a successful candidate will depend on the candidate's skills, qualifications, and experience. Successful candidates will also be eligible for a discretionary bonus based on CBRE's applicable benefit program.
