Position Summary:
The owner's representative leads the development team during construction to deliver the property on time and on budget to our operations team. This role extends not only to construction, but also to coordination with the lender and the overall project budget through project close out. The owner's representative will work on behalf of the Developer of each project and will collaborate with each Developer to solve problems.
What You'll Do:
Monitor construction progress and provide visibility to Developers on the status of projects.
The owner's representative will be an analytical, skilled and enthusiastic problem solver who leads the development team to resolve construction related problems in consultation with the Developer.
Manage the development team during construction to complete projects on time and on budget.
Manage the project budget and review loan draws to ensure all project costs are funded.
Lead the permitting effort for new construction projects.
Run the change order management process during construction
Fill in the gaps that may exist between the architect, GC, and operations to make sure that all initial building systems and service contracts are operational at project delivery.
Run the punch-walk process, project close out process, and postmortem process
Requirements:
Strong interpersonal skills with the demonstrated ability to work with a diverse range of personalities and the ability to collaborate, communicate effectively, and multitask are critical success factors for the role
Leadership skills with ability to plan, prioritize, organize, and manage workload
High level of skill reading and understanding construction plans
Strong competence with MS Excel and analysis
Bachelor's degree in business, finance, or real estate required
10+ Years' experience in a construction management role in multifamily, production residential housing or commercial construction.
