Repairs and maintains the off-site properties and equipment and assists in the organization's compliance to rules and codes set forth by regulatory agencies, such as Joint Commission, OSHA, NFPA, etc. This position is a decision maker for Facility Services, responsible for the operations, repair and maintenance of all equipment for all off-site properties and the continuous operation of the building during off-shifts and weekends. Ensure the off-site properties have an aesthetically appealing environment for patients, visitors and associates by direct responsibility for all off-site properties during regular, off-shift and weekends.
Primary Duties
Performs diagnostic, preventive, emergency and final repairs on all equipment/systems including, but not limited to: plumbing, electrical, HVAC, carpentry, painting, steam, pneumatics, refrigeration, medical gas and controls, irrigation systems, fire protection systems, roofing systems, landscaping, storm and sanitary sewer systems, parking lots, plaster and wall covering repairs and equipment transport and set-up. Troubleshoot problems, both within and out of the normal sphere of responsibility, works in other maintenance areas and as requested. Responds to emergency situations on weekend and varied shifts. Handles major problems alone by making emergency repairs or calling in the appropriate contractor. Responsible for purchasing all materials/labor for all preventive maintenance/repairs and completion of all appropriate paper work. Acquire cost estimates from contractors. Maintains areas of responsibility in a neat and orderly manner, including cleaning and general housekeeping. Works daily in accordance with departmental guidelines as it relates to the operation of the off-site properties. Required to work outside in all weather conditions. Communicates with administrative staff and associates in their area as it pertains to emergency situations throughout the off-site properties. Completes and submits daily paperwork, prioritizes and schedules all work. Maintains an adequate, up-to-date record of all repairs and work in progress throughout the off-site properties. Participates and promotes continuous quality improvement. Performs other duties as assigned
Special Duties
Maintains all off-site properties as they relate to all trades and disciplines on normal and varied shifts, which are indirectly supervised. Involved in the Fire and Disaster Programs at all off-site properties and must respond to assigned calls of emergency nature and provide assistance as required to the physical function of each property. Coordinate set-up/start-up of new or existing properties/businesses. Required to work 24-hour on-call weekends for off-site properties.
Must have high school diploma or equivalent. Requires high proficiencies in at least one trade with at least four (4) years' experience in maintenance, preferably at the Toledo Hospital or eight (8) years certified related maintenance experience. Must be able to interpret blueprints and wiring diagrams. Must be willing to learn new skills. Must be able to move between off-site properties. Must be able to understand directions, communicate and respond to inquiries; requires effective interpersonal skills. Must be able to input and retrieve information from computer. Must be able to tolerate exposure to hazardous chemicals, dust, fumes, electrical voltage and temperature changes, and work at heights at 20% of the time; and differentiate between colors. Must be able to work with tools and operate various controls and machinery. Must be able to frequently move, lift or carry materials or equipment. Light and medium weight materials and equipment occasionally. Valid Driver's License required.
