Summary of Position:
Responsible for generating accurate cost estimates for new multifamily development and renovation projects for both Bonaventure and select third-party clients. Conducts drawing review, materials take-offs, solicits subcontractor and vendor pricing, establishes trade scopes of work, conducts bid solicitation and assists project team in writing contracts. Develops progress budgets at different stages of design and tracks value optimization option. Experience in wood-frame and concrete podium multifamily construction experience is a plus.
What You'll Do:
Review construction documents at different design phases and prepare accurate estimates of construction.
Complete accurate and complete material take-offs for select scopes of work including lumber, building claddings, windows, roofing, finishes and other systems. (NOTE: Bonaventure direct purchases several material components.)
Produce value optimization logs and track.
Develop detailed scopes of work for each trade prior to bidding work.
Reconciles scopes of work to compare trade bids.
Estimate general conditions and general requirements budgets.
Interfaces with the Investments team on milestone budgets and cost options.
Coordinate with the Materials team on trends and options for substitution.
Research and conduct out-reach to subcontractors in both local and new market.
Offer technical expertise to the in-house design team for consideration.
Enter and update progress tracking information into the tracking system
Travel, on occasion, as may be necessary for meetings and to meet with subcontractors in new markets.
Who You Are:
Education: Bachelor's in Construction Management, Architecture or Architectural Engineering, Engineering or other related fields.
Technology: Proficiency with Microsoft Office (Excel, Word, and Outlook), On-Screen Takeoff (OST) or PlanSwift, Procore and estimating software usage.
Experience: At least three years of estimating with some wood-frame multifamily project experience. Highly skilled in quantity take-off and accurate estimate development with oversight. Superb capabilities to fully understand construction documents and specifications.
