Job Description:
We are seeking a highly motivated and enthusiastic individual to serve as Maintenance Supervisor for a rapidly growing and dynamic property management organization. The Maintenance Supervisor is responsible for the general maintenance of the apartment community to include performing repairs, troubleshooting, apartment turnover, and performing preventative maintenance. Computer skills and ability to learn specialized software, including Entrata and Nexus.
Ability to work a varied schedule, including some weekends, holidays, and a rotating on-call schedule.

Provide a valid driver's license, and have reliable transportation.

Accountabilities:
Assists Project Manager in purchasing, invoice approval, quotes from subcontractors and suppliers, change orders, building code, Quality Control and the on-site Safety Program.
Submittal Management. Solicits, reviews, logs, submits, and verify submittals, inclusive of cross-referencing all documents to assure product conformance and proper coordination among the trades.
Generate and ensure proper logging of RFIs applicable to duties. Verifies validity of Superintendent/Subcontractor RFIs prior to issuing to architect.
Maintains project logs in support of Project Manager including but not limited to RFIs, Submittals, Daily Logs, Plan Changes, Schedules, Change Orders, etc.
Reads, understands, and studies all project plans and specs in order to maintain and implement control methodologies.
Works with Project Manager to schedule and coordinate staff and sub-contractors.
Monitors, inspects, and documents performance and productivity for all field staff and subcontractors.
Assembles and modifies project schedules as needed with Superintendent and Project Manager input.
Requests and reviews all subcontractor change order requests and advises Project Manager of impact issues to schedule and budget.
Assists in communication plan for meetings and written reports to keep project stakeholders informed.
Assists Superintendent in the management of on-site safety programs.
Assists Project Manager in the management and compliance of the Quality Control procedures.
Assembles close-out information including as-builts, warranties, etc.
Who You Are:
High School Diploma or Equivalent
2-5 years of construction experience in construction management, environmental engineering, architecture, or the equivalent combination of education experience to meet the job requirements.
Working knowledge of construction methods, techniques, specifications, codes, regulations and laws.
Proficiencies in Procore, MS Office and MS Project preferred.
Good oral and written communication skills with strong organizational and multi-tasking skills.

Accountabilities :
Manage all field activities for large multi-family projects; ensures the proper performance of all subcontractors in both quality and timeliness of their work; perform all project start-up and close-out activities.
Perform and coordinate all duties in conjunction with the duties of the Project Manager; c Coordinate implementation of the final project budget with the Project Manager.
Thoroughly understand, organize, and maintain all project contract documents on a regular basis.
Assist the Project Manager with the preparation of the project construction schedule in conjunction with input from the required Subcontractors; manage the schedule to timely and successful completion.
Co-conduct a Subcontractor pre-construction meeting with the Project Manager to review all Bonaventure Construction and project-specific requirements; co-conduct regular Subcontractor coordination meetings with the Project Manager.
Prepare and distribute all necessary project administrative documents including, but not limited to: daily reports, 3-week look ahead schedule, incident reports, safety inspection reports, material delivery tickets, investigation reports, etc.
Identify and resolve all on-site project-specific issues in conjunction with the Project Manager and escalate the necessary issues up to the appropriate person.
Implement and enforce all required Bonaventure Construction on-site Quality Control procedures; implement and enforce all required Bonaventure Construction on-site Safety procedures.
Who You Are:
5-7 years of construction experience, preferably in general contracting
High School Diploma or Equivalent
Two- or four-year degree preferred
Working knowledge of construction methods, techniques, specifications, codes, regulations, and laws. OSHA 30 and CPR Certifications.
Previous experience leading a job-site team preferred
Good oral and written communication skills with strong organizational and multi-tasking skills.
Computer literate with a strong emphasis on reading and understanding Blue Prints and job project specifications.
Ability to travel based on project location.
Procore Construction Mgmt Software experience preferred
Valid Drivers License and able to pass a drug check and a background check
EarthCraft certification preferred
Experience in HUD/VHDA project preferred.

Accountabilities:
Ensures project delivery on time and in budget, with high quality workmanship.
Prepare, distribute and acquire approval of all Owner Change Order Requests.
Reviews estimates for, negotiates, prepares and distributes all subcontractor Change Orders and associated budget revisions; responsible for the buyout of the project and writing subcontract scopes of work.
Creates and administers the Master Project Schedule and manages its implementation; Studies and understands project plans and specs in order to maintain and implement control methodologies to meet budget allocations with the support of resource needs through department heads.
Oversees and tasks the Assistant Project Manager in execution of assigned tasks; work with Superintendent in scheduling and coordinating staff and sub-contractors; inspects work in progress for all field staff and sub-contractors.
Monitors, inspects, and documents performance and productivity for all field staff and sub-contractors; assembles close-out information including as-builts, warranties, etc.
Work daily in Construction Operating Software to organize and manage project with support of project team.
Lead the development of high-performance teams through supervision, training, coaching, and mentoring. Ensure regular feedback is shared with staff including timely completion of performance appraisals.
Ensures compliance in purchasing, invoice approval, quotes from subcontractors and suppliers, change orders, building-code, quality control and the on-site Safety Program; ensure proper logging of RFIs applicable to duties. Verifies validity of Superintendent and/or Subcontractor RFIs prior to issuing to architect
Understands and administers Bonaventure Construction contract and subcontract agreements.
Who You Are:
Bachelor's Degree preferred
7-10 years of construction experience with proven track record in construction management, environmental engineering, architecture, or the equivalent combination of education experience to meet the job requirements.
Proficient in Procore, MS Office, MS Project.
Ability to read and understand project plans and specifications.

Position Summary:
This role is accountable for a seamless delivery of Bonaventure construction projects to the operator of the project. The role monitors construction progress has management responsibility for changes during the construction process and for ensuring that all additional tasks and communication required for a successful delivery that are outside the scope of the construction contract are completed. The role also maintains the Bonaventure point of view on the systems and vendors used for key items noted below.

- Run the punch walk process for new properties, including common areas, amenities and units, and accept units on behalf of the owner
- Run the presentation of final finish presentations/sample boards to ops & coordinate FFE install
- Run the process of training the operator on key systems
- Run the warranty walk process at 9 and 12 months post-construction
- Run the project post-mortem process

Position Summary:
This role is accountable for a seamless delivery of Bonaventure construction projects to the operator of the project. The role monitors construction progress has management responsibility for changes during the construction process and for ensuring that all additional tasks and communication required for a successful delivery that are outside the scope of the construction contract are completed. The role also maintains the Bonaventure point of view on the systems and vendors used for key items noted below.

- Run the punch walk process for new properties, including common areas, amenities and units, and accept units on behalf of the owner
- Run the presentation of final finish presentations/sample boards to ops & coordinate FFE install
- Run the process of training the operator on key systems
- Run the warranty walk process at 9 and 12 months post-construction
- Run the project post-mortem process
- Own the Bonaventure point of view on the following and provide direction to Construction to install: o Signage o Access Control o A/V equipment o Security systems o Gym equipment o Construction progress camera

Preconstruction Manager

Position Summary:
The ideal Preconstruction Manager is an active self-starter who expresses a sense of urgency for their work. He or she should be a positive, confident and passionate person. This leader should be a hands-on team player who isn't afraid to creatively solve problems. This person is relationship driven and collaborative. He or she should have a strong understanding of all aspects of construction and contribute to a team that is committed to building apartments better, cheaper and faster.
The Manager reports to the Executive Vice President of Construction. Responsible for all estimating requirements and turnover to Project Management teams. Responsible for analyzing drawings and specifications. We are seeking a skilled, motivated pre-construction professional to join our growing team. In this position, you will be responsible for surveying projects, estimating labor and materials costs, and communicating financial cost and project timelines. You must be organized and have a keen attention to detail.
This position will also be responsible for the oversight, planning and direction of direct sourcing of manufacturers from around the world. strategic focus to procure materials for the projects directly from the suppliers. The goal is to strategically purchase materials at volume to drive down overall construction costs and to insulate Bonaventure from market fluctuations by having control of materials in advance of the need on the sites. Our procurement initiative is in its formative stages and this position will be instrumental in the formation and execution of the company's goals and objectives.
The position will be based in either Hampton Roads or Richmond depending upon residency of selected candidate. Competitive salary commensurate with experience and capability. Annual bonus eligibility based on performance. Relocation expense reimbursement available.
Responsibilities
The responsibilities of the Preconstruction Manager include, but are not limited to, the following:
Contribute in a meaningful way to value engineering and alternatives in proposals. Participate in efforts to streamline and automate Bonaventure's Production business.
Prepare and present concept estimates for HUD funded apartment projects from limited design information
Responsible to prepare detailed cost estimates from permit ready drawing sets for apartment projects, using take-offs and subcontractor bids
Initiate the procurement and set-up of integrated estimating tools to enhance the quality of cost data and to graduate Bonaventure from simply spreadsheet estimating tools
Responsible to oversee and manage the bidding process to subcontractors, collect and vet all bids received
Will work to continuously develop and improve the subcontractor bidding database and develop strategies to monitor and improve subcontractor relationships related to bidding of our work
Will be responsible to review project plans and develop strategy to direct purchase materials from suppliers and vendors and prepare bid invitations for materials such as brick, lumber, trusses, appliances, flooring, roofing, siding, insulation, appliances, plumbing fixtures, HVAC equipment, kitchen equipment, light fixtures, etc
Responsible to catalog all concept and detailed estimates in a formal database for evaluation and budgeting for future projects
Will prepare buy-out matrix for all projects once bids are received. Turn the estimate and all qualified bids over to the PM team for subcontract and purchase order awards.
Will work with the PM team to evaluate subcontractor change requests, upon request and provide a competing estimate.
Will be required to do take-offs and material and labor estimates for major trades to use as accuracy verification of bids received
Estimates prepared shall be 100% complete including all trades, general requirements, overhead, profit, bonds, etc.
Work daily in Procore Construction Mgmt Software to organize, manage and automate the process of estimating projects
Maintains the highest level of personal integrity, professionalism, and ethical practices in all business dealings.
Qualifications
10 years of construction experience with wood framed apartment construction estimating and preconstruction services
Knowledge of the cost of apartment construction throughout Virginia is a requirement.
Knowledge of cost in Maryland and the Carolina's a plus.
Should be capable of performing a detailed lumber take-off.
Willing to travel to project sites and consult with PM and site management teams to verify costs, overall scope accuracy and continuous lessons learned from the field for future estimating efforts.
High School Diploma or Equivalent required, Two- or four-year degree preferred
Working knowledge of construction methods, techniques, specifications, codes, regulations and laws.
Good oral and written communication skills with strong organizational and multi-tasking skills.
Computer literate with strong emphasis in reading and understanding blueprints and job project specifications.

Summary of Position:
Responsible for generating accurate cost estimates for new multifamily development and renovation projects for both Bonaventure and select third-party clients. Job Description:
We are seeking a highly motivated and enthusiastic individual to serve as Service Technician for a rapidly growing and dynamic property management organization. The Service Technician is responsible for the general maintenance of the apartment community to include performing repairs, troubleshooting, apartment turnover, and performing preventative maintenance. Specific responsibilities: Contributions to Core Values

Respond to all on-call emergencies in a timely manner.
Complete service requests in 24 hours.
Collaboration:

Inspect grounds, buildings, and other community features daily to identify required maintenance tasks, minimize liability concerns, and ensure excellent curb appeal at all times.
Other tasks or duties as assigned by the Maintenance Supervisor.

Qualifications:
Experience in apartment maintenance including basic electrical & plumbing diagnostics/repair preferred.
Above average ability to communicate with clients and with co-workers both verbally and in writing.
Basic personal computer skills and ability to learn specialized software.
Ability to work a varied schedule, including some weekends, holidays, and a rotating on call schedule.
Ability to learn and comply with industry legal requirements, especially related to Federal and Local Fair Housing Laws.
Provide a valid drivers license, and have reliable transportation.
Willing to travel to different sites
HVAC certification preferred (CFC Universal).
Knowledge of appliance an apartment hardware repair.
Candidates will be required to pass a criminal background investigation and drug screening.

Position Summary:
Are you a results-oriented Sr. Project Manager who leads, directs and coordinates on multifaceted construction projects by working closely with the Director and VP of Construction. Our Project Managers are responsible for the overall financial/budget management of all assigned projects. You are driven to success, analyzing project's critical activities and milestone dates, anticipating problems/issues that may arise and suggesting course correcting activities.
Accountabilities:
Ensures project delivery on time and in budget, with high quality workmanship.
Prepare, distribute and acquire approval of all Owner Change Order Requests.
Reviews estimates for, negotiates, prepares and distributes all subcontractor Change Orders and associated budget revisions; responsible for the buyout of the project and writing subcontract scopes of work.
Creates and administers the Master Project Schedule and manages its implementation; Studies and understands project plans and specs in order to maintain and implement control methodologies to meet budget allocations with the support of resource needs through department heads.
Oversees and tasks the Assistant Project Manager in execution of assigned tasks; work with Superintendent in scheduling and coordinating staff and sub-contractors; inspects work in progress for all field staff and sub-contractors.
Monitors, inspects, and documents performance and productivity for all field staff and sub-contractors; assembles close-out information including as-builts, warranties, etc.
Work daily in Construction Operating Software to organize and manage project with support of project team.
Lead the development of high-performance teams through supervision, training, coaching, and mentoring. Ensure regular feedback is shared with staff including timely completion of performance appraisals.
Ensures compliance in purchasing, invoice approval, quotes from subcontractors and suppliers, change orders, building-code, quality control and the on-site Safety Program; ensure proper logging of RFIs applicable to duties. Verifies validity of Superintendent and/or Subcontractor RFIs prior to issuing to architect
Understands and administers Bonaventure Construction contract and subcontract agreements.
Who You Are:
Bachelor's Degree preferred
10-15 years of construction experience with proven track record in construction management, environmental engineering , architecture, or the equivalent combination of education experience to meet the job requirements.
Proficient in Procore, MS Office, MS Project.
Ability to read and understand project plans and specifications.
Solution Oriented with excellent problem solving and negotiation skills.
Good oral and written communication skills with strong organizational and multi-tasking skills.
Have managed large Multifamily Builds, over 250 units from ground up

We are seeking a highly motivated and a self-starter individual with a can-do attitude to take ownership with resident satisfaction at our flagship property in Alexandria, VA. This position will require the Resident Services Coordinator to have a hands-on approach and an outside the box thinking in working with service team, vendors, and residents to resolve concerns. As the Resident Service Coordinator, you will work with the Community Manager and the entire team to drive the property's effort to exceed property management goals with customer satisfaction review ratings.
Accountabilities:
Responsible for communicating with residents about service requests and scheduled work.
Follow up with new move-ins and current residents to address any pending items by completing -warm- calls.
Record all resident correspondence in operating software.
Inspect vacant and occupied apartments as needed.
Develop, maintain, and enhance relationships with residents and clients.
Assist with other activities related to leasing and all renewal efforts.
Work with Service Manager to ensure that all completed service requests are closed in the system.
Respond to resident concerns in a timely manner

CONSTRUCTION LOAN COMPLIANCE ACCOUNTANT

Creation of journal entries as needed
Produce budget vs. actual cost comparison reports monthly
Produce other reports and financial statements as directed
Assist Development team with analysis and monitoring of project budget
Special projects as assigned
Qualifications:
Bachelor's degree in Accounting or Finance required
Minimum 2 years of construction accounting or loan draw experience , desired
Experience with Job Cost system preferred
Proficiency with Word and Excel
Ability to identify and solve problems
Detail oriented.
The ability to work independently without significant, direct supervision and handle multiple projects simultaneously and prioritize as needed.
