Position Summary:
Bonaventure Design and Construction seeks a Construction Administrator to be responsible for the management and oversight of multiple projects from the start of the bidding process to the final punch and grand opening of a project receiving a certificate of occupancy. They are accountable for shop drawing review and oversight of distribution to consultants, collaboration on the specifications for products, liaison with the entire office team and site teams for construction practices. The Construction Administrator will have heavy site involvement being the conduit between field staff and design staff serving as adviser and implementer of decisions related to site conditions. Accountabilities:
Function as the lead construction coordinator which may include lead communicator between client, contractor and design team. Ensures comprehensive understanding by all team members of scope, quality expectations, budget, deadlines, etc. in order to deliver successful projects. Serves as the primary responsible contractor contact with responsibility for overall client satisfaction of the assigned project.
Attends construction meetings to support the coordination with all internal and external constituents to ensure project needs are met.
Procedures, methodology and practices required for a successful project execution.
Coordinates construction development of architectural details and construction practices that are being used in the field to inform future drawing development on the design team.
Works closely with design team and engineers to resolve conflicts and differences in the field.
Performs other duties and special projects as required.
Collaborate with department for reviewing of drawings, specifications and details to align with construction practices in the field.
Who You Are:
Bachelor's degree preferred with degree in Engineering, Architecture or Construction Management.
Education requirements may be satisfied through equivalent combination of education and job experiences on a case by case basis.
5-7 years' relevant work history in the construction field.
Experience with project leadership and/or management.
Solid experience with building products, construction details, and regulations is required.
Knowledge of Microsoft Office
Knowledge and ability to work in Procore platform
Flexibility to travel as needed

Job Description:
We are seeking a highly motivated and enthusiastic individual to serve as Service Technician for a rapidly growing and dynamic property management organization. The Service Technician is responsible for the general maintenance of the apartment community to include performing repairs, troubleshooting, apartment turnover, and performing preventative maintenance. Our Project Managers are responsible for the overall financial/budget management of all assigned projects. Accountabilities:
Ensures project delivery on time and in budget, with high quality workmanship.
Prepare, distribute and acquire approval of all Owner Change Order Requests.
Reviews estimates for, negotiates, prepares and distributes all subcontractor Change Orders and associated budget revisions; responsible for the buyout of the project and writing subcontract scopes of work.
Creates and administers the Master Project Schedule and manages its implementation; Studies and understands project plans and specs in order to maintain and implement control methodologies to meet budget allocations with the support of resource needs through department heads.
Oversees and tasks the Assistant Project Manager in execution of assigned tasks; work with Superintendent in scheduling and coordinating staff and sub-contractors; inspects work in progress for all field staff and sub-contractors.
Monitors, inspects, and documents performance and productivity for all field staff and sub-contractors; assembles close-out information including as-builts, warranties, etc.
Work daily in Construction Operating Software to organize and manage project with support of project team.
Lead the development of high-performance teams through supervision, training, coaching, and mentoring. Ensure regular feedback is shared with staff including timely completion of performance appraisals.
Ensures compliance in purchasing, invoice approval, quotes from subcontractors and suppliers, change orders, building-code, quality control and the on-site Safety Program; ensure proper logging of RFIs applicable to duties. Verifies validity of Superintendent and/or Subcontractor RFIs prior to issuing to architect
Understands and administers Bonaventure Construction contract and subcontract agreements.
Who You Are:
Bachelor's Degree preferred
10-15 years of construction experience with proven track record in construction management, environmental engineering , architecture, or the equivalent combination of education experience to meet the job requirements.
Proficient in Procore, MS Office, MS Project.
Ability to read and understand project plans and specifications.
Solution Oriented with excellent problem solving and negotiation skills.
Good oral and written communication skills with strong organizational and multi-tasking skills.
Have managed large Multifamily Builds, over 250 units from ground up

Position Summary:

Accountabilities :
Manage all field activities for large multi-family projects; ensures the proper performance of all subcontractors in both quality and timeliness of their work; perform all project start-up and close-out activities.
Perform and coordinate all duties in conjunction with the duties of the Project Manager; c Coordinate implementation of the final project budget with the Project Manager.
Thoroughly understand, organize, and maintain all project contract documents on a regular basis.
Assist the Project Manager with the preparation of the project construction schedule in conjunction with input from the required Subcontractors; manage the schedule to timely and successful completion.
Co-conduct a Subcontractor pre-construction meeting with the Project Manager to review all Bonaventure Construction and project-specific requirements; co-conduct regular Subcontractor coordination meetings with the Project Manager.
Prepare and distribute all necessary project administrative documents including, but not limited to: daily reports, 3-week look ahead schedule, incident reports, safety inspection reports, material delivery tickets, investigation reports, etc.
Identify and resolve all on-site project-specific issues in conjunction with the Project Manager and escalate the necessary issues up to the appropriate person.
Implement and enforce all required Bonaventure Construction on-site Quality Control procedures; implement and enforce all required Bonaventure Construction on-site Safety procedures.
Who You Are:
5-7 years of construction experience, preferably in general contracting
High School Diploma or Equivalent
Two- or four-year degree preferred
Working knowledge of construction methods, techniques, specifications, codes, regulations, and laws. OSHA 30 and CPR Certifications.
Previous experience leading a job-site team preferred
Good oral and written communication skills with strong organizational and multi-tasking skills.
Computer literate with a strong emphasis on reading and understanding Blue Prints and job project specifications.
Ability to travel based on project location.

Position Summary:
Bonaventure Design and Construction seeks a Construction Administrator to be responsible for the management and oversight of multiple projects from the start of the bidding process to the final punch and grand opening of a project receiving a certificate of occupancy. They are accountable for shop drawing review and oversight of distribution to consultants, collaboration on the specifications for products, liaison with the entire office team and site teams for construction practices. The Construction Administrator will have heavy site involvement being the conduit between field staff and design staff serving as adviser and implementer of decisions related to site conditions. Job Summary:
The CAD Technician Level I incumbent has demonstrated skills and capabilities to work on moderately complex assignments and is able to work with limited supervision over work product. This position will draft Architectural construction drawings by utilizing AutoCAD software to create, develop, modify, and maintain construction documents for commercial / residential construction projects. This position will work with collaborative teams to support Architectural and Interiors activities that impact the development of construction documents.

In addition to the responsibilities and skills associated with subjacent positions, the CAD Technician should also be competent with the following:
- This position prepares CAD drawings for commercial and/or residential projects. Prepares Architecture layouts using AutoCAD and other design standard software. Approximately 95% of this job will be spent using the AutoCAD system.
- Creates and modifies drawings for special requirements based upon project and/or client specifications. Prepares layouts and building construction sets which are incidental to design work for use by others. Incorporates revisions in drawings from project review redlines.
- Checks and verifies drawings for accuracy, completeness, and adherence to company design. Proofreads drawings for format and grammar.
- Responsible for managing and drafting -redline- revisions to existing plan base so that project manager and/or client can accurately assess changes to the project plan.

Director Of Risk Management and Insurance
The Director of Risk Management will be responsible for all aspects of the insurance and risk management programs including growing our captive insurance business. This will include evaluating current insurance policies and coverage enhancements, assessing risks, compiling underwriting information and coverage placement, as well as more broadly assisting in the structuring, negotiating, purchasing, and day-to-day management of all aspects of the insurance program, including captive placements, analytics, and assistance with any claims and/or coverage-related disputes.
Manages the placement of all insurance policies including construction bonding and subcontractor default policies
Evaluates, and initiates new coverages and programs either brokered or within captive
Establishes risk appetite and coverage protocols within the BWF Insurance captive insurance program, ensuring the captive is maximizing potential risk adjusted returns
Maximizes generation of Float within the captive and evaluates investment opportunities to utilize float effectively for desired risk adjusted returns
Maintains bonding relationships and limits
Maintain all relevant insurance policies, create summaries of key coverage and limitations for key policies as well as claims reporting protocols for each line of coverage
Compile and prepare all relevant company information for brokers and insurers in connection with renewal and marketing of all insurance policies
Review and approve insurance/indemnity provisions in contracts for all business units
Provide support in identifying areas of risk requiring insurance or advice to mitigate exposures
Keep abreast of new insurance products, market conditions and financial strength of insurers
Insurance claims handling for all lines of coverage and oversight of any claims adjuster relationships
Manage the premium allocation process for the portfolio
Establish claims management platform, policies, and procedures
Build and maintain working relationships with company brokers, insurers, and other business units within the company
