Accountabilities:
Finding a home for prospective residents by meeting prospects' needs and using innovative sales techniques.
Follow up on all inquiries for prospective residents, current residents, and vendors.
Develops and implements an effective marketing plan that achieves community goals.
Conducts outreach marketing activity to ensure appropriate traffic levels are achieved and maintained.
Prepares all required move in documentation as well as any items related to renewals and resident retention.
Ensures all resident work orders are received and entered into system appropriately.
Meets with prospects to obtain all needed information to begin the application process. This includes entering all data in the computer system making sure follow ups are completed in a timely manner and meet benchmarks.
Coordinate with the entire team for all move in and move outs procedures to ensure all tasks are able to be completed in the allotted schedule.
Provide an exceptional tour experience that highlights all community amenities, floorplans and appropriately addresses the needs and or wants of prospective residents.
Ensures the application process from the point of application to move in is smooth and is in tandem with company standards.
Promotes good community relations through courteous and timely response to all resident, prospect, and vendor needs and concerns.
Ensures every interaction in the community, on the phone, and via email are of the highest level are in line with our with our passion for excellent service.
Prepares reports or compiles other data as requested.
Performs other duties as assigned which are in the best interests of the company.
Who You Are:
Sales experience in Apartments, Retail, Hotels or Restaurants
Above average ability to communicate with clients and with co-workers both verbally and in writing
Basic personal computer skills and ability to learn specialized software.
Ability to work a varied schedule, including weekends and some holidays as required.

POSITION SUMMARY:
Bonaventure is a fast-paced organization in an accelerated growth period thatseeksa motivated, talented Executive AdministrativeAssistantto support executive leaders within the organization.This is a full-time role and for this role,you willneed to live in be willing to work in ourofficesin downtown Alexandria on a full-time basis. Typical hours are 8am-5pm, Monday-Friday.You are a quick learner, organized, and have the ability to workindependently and takes initiative. You anticipate obstacles and find solutions so that you present solutions to issues when they arise. You are detail oriented but can work in the "grey" and ok and adaptive to change. While repetitive tasks are certainly part of this position, the tasks assigned can vary from week to week based on theLeaders' needs and the needs of the business. Your most important responsibility is to ensure that administrative tasks and projects are completed with a high level of efficiency, confidentiality, accuracy, flexibility, and positivityin order tosupport the initiatives of theLeaders.
ACCOUNTABILITIES:
Professional and personal administrative tasks including, but not limited to, booking appointments, research projects, coordinating travel, and ordering supplies/gifts/flowers, etc.
Meeting management including preparing agendas, distributing action items, and arranging cateringasneeded.
Communication, calendar and expensemanagement on behalf of theLeaders, both professional and personal
WHO YOU ARE:
Quality Communicator: TheEAA must be an excellent communicator, in both written and oral form. This includes proficiency in spelling, grammar, and punctuation. This also includes being able to take information and summarize it quickly both in writing and orally on a regular basis. You must also be able to track communication (and be very responsive) across multiple channels without losing any details. Those channels could include in-person meetings, virtual video calls, Microsoft chatmessages, text messages and/or emails.
High Level of Discretion:Since ourEAA will regularly work with confidential information, discretion and sensitivity regarding financial information is a must.

This position is responsible for assisting with the upkeep of the property in order to enhance and maintain its curb appeal and customer satisfaction. Responsibilities will include:
Preventative maintenance/safety
Check and replace exterior lighting on a regular basis.
If certified for the pool maintenance, clean and maintain the pool as directed.
Maintain awareness of proper safety precautions at all times.
Constantly observes the condition of apartment property throughout the property and immediately report and/or initiate action to correct unsafe conditions.
Needs to be aware of all utility meter cut-offs, apartment, and fixture cut-offs, sewer cleanouts.
Ensure that storage areas remain locked when not in use.
Physically walk the property on a frequent basis and remove litter, debris, and pet droppings from the grounds
Perform "trash-out" duties at vacated apartments on a daily basis. Remove all abandoned furniture, trash, boxes. Transfer to dumpster or storage area, whichever is applicable.
Perform any additional duties assigned by Property Manager and/or Maintenance Supervisor.
Maintain good relations with residents at all times.
Attend meetings, training classes, and resident retention activities as directed.
Qualifications:
Must meet all physical requirements and be able to take direction.
Ability to work 40 hours per week Monday through Friday. The weekly schedule may change as required. It may be necessary to work weekends.
An employee in this position must be knowledgeable and skilled in the safe use and maintenance of various hand tools, power tools, etc.
High School Diploma or equivalent.

Accountabilities:
Ensures project delivery on time and in budget, with high quality workmanship.
Prepare, distribute and acquire approval of all Owner Change Order Requests.
Reviews estimates for, negotiates, prepares and distributes all subcontractor Change Orders and associated budget revisions; responsible for the buyout of the project and writing subcontract scopes of work.
Creates and administers the Master Project Schedule and manages its implementation; Studies and understands project plans and specs in order to maintain and implement control methodologies to meet budget allocations with the support of resource needs through department heads.
Oversees and tasks the Assistant Project Manager in execution of assigned tasks; work with Superintendent in scheduling and coordinating staff and sub-contractors; inspects work in progress for all field staff and sub-contractors.
Monitors, inspects, and documents performance and productivity for all field staff and sub-contractors; assembles close-out information including as-builts, warranties, etc.
Work daily in Construction Operating Software to organize and manage project with support of project team.

Who You Are:
Bachelor's Degree preferred

Proficient in Procore, MS Office, MS Project.

Job Description:

The Service Technician is responsible for the general maintenance of the apartment community to include performing repairs, troubleshooting, apartment turnover, and performing preventative maintenance. POSITION SUMMARY:
Bonaventure is a fast-paced organization in an accelerated growth period thatseeksa motivated, talented Executive AdministrativeAssistantto support executive leaders within the organization.This is a full-time role and for this role,you willneed to live in be willing to work in ourofficesin downtown Alexandria on a full-time basis. Typical hours are 8am-5pm, Monday-Friday.You are a quick learner, organized, and have the ability to workindependently and takes initiative. You anticipate obstacles and find solutions so that you present solutions to issues when they arise. You are detail oriented but can work in the "grey" and ok and adaptive to change. While repetitive tasks are certainly part of this position, the tasks assigned can vary from week to week based on theLeaders' needs and the needs of the business. Your most important responsibility is to ensure that administrative tasks and projects are completed with a high level of efficiency, confidentiality, accuracy, flexibility, and positivityin order tosupport the initiatives of theLeaders.
ACCOUNTABILITIES:
Professional and personal administrative tasks including, but not limited to, booking appointments, research projects, coordinating travel, and ordering supplies/gifts/flowers, etc.
Meeting management including preparing agendas, distributing action items, and arranging cateringasneeded.
Communication, calendar and expensemanagement on behalf of theLeaders, both professional and personal
WHO YOU ARE:
Quality Communicator: TheEAA must be an excellent communicator, in both written and oral form. This includes proficiency in spelling, grammar, and punctuation. This also includes being able to take information and summarize it quickly both in writing and orally on a regular basis. You must also be able to track communication (and be very responsive) across multiple channels without losing any details. Those channels could include in-person meetings, virtual video calls, Microsoft chatmessages, text messages and/or emails.
High Level of Discretion:Since ourEAA will regularly work with confidential information, discretion and sensitivity regarding financial information is a must.
Team Player:In addition to working directly with theLeaders, theEAA will also work with members of the seniorleadershipteam.They willneed to be able to collaborate and communicate well with these team members,maintaininga can-do spirit and not complaining, making excuses, or gossiping.

Job Description:
We are seeking a highly motivated and enthusiastic individual to serve as Maintenance Supervisor for a rapidly growing and dynamic property management organization. The Maintenance Supervisor is responsible for the general maintenance of the apartment community to include performing repairs, troubleshooting, apartment turnover, and performing preventative maintenance. Specific Responsibilities: Contributions to Core Values
Growth:Lead and participate in training classes, development plans, online learning, and meetings.
Accountability:
Lead and ensure that all safety guidelines, recommendations, meetings, and certifications are in compliance.
Manage and ensure that all on-call emergencies are handled in a timely manner.
Retain outside contractors when appropriate and necessary and monitor work performed to ensure timely and proper completion of work.
Collaboration:
Partner with the Property Manager to align on budget parameters, expectations, recommendations, needs, to ensure a cohesive go forward plan at all times.
Communicate timely with residents, vendors, and property management team.
Partner with the team to ensure that the grounds, buildings, and other community features are in good standing and ensure excellent curb appeal at all times.
Other tasks or duties as assigned by the Property Manager.
Reputation:
Promotes good community relations through courteous and timely response to all resident and vendor needs and concerns.
Attitude:
Ensures every interaction in the community, on the phone, and via e-mail are of the highest level are in line with our passion for excellent service.
Impact:
Manage and ensure that all open service requests are handled per our policies.
Expert knowledge and use of general maintenance equipment.
Qualifications:
Minimum of 5 years experience in the Multi-family industry.
HVAC Experience in apartment maintenance including electrical & plumbing diagnostics/repair, and HVAC certification (CFC Universal).
Above-average ability to communicate with clients and with co-workers both verbally and in writing.
Computer skills and ability to learn specialized software, including Entrata and Nexus.
Ability to work a varied schedule, including some weekends, holidays, and a rotating on-call schedule.
Ability to learn and comply with industry legal requirements, especially related to Federal and Local Fair Housing Laws.
Provide a valid driver's license, and have reliable transportation.
Candidates will be required to pass a criminal background investigation and drug screening.
